06/16/2021 T.C. Ch. 16, Sec. 16-11(b) (2) COOLING. Every dwelling unit, guest room, and congregate residence shall be provided, in at least one habitable room, with either mechanical cooling or an alternate cooling method. Cooling facilities shall be installed and maintained in a safe condition and in accordance with the manufacturer's recommendations, and shall be capable of providing adequate cooling, appropriate for the climate, to assure a safe living environment. Evaporative cooling shall be maintained to be free of excessive rust, corrosion or mineral deposits that limit proper operation. Any mounting apparatus for a cooling facility must be structurally sound. Mechanical fans or portable evaporative cooling devices may only be used on a temporary basis as the sole source of cooling when the permanent cooling system is being repaired or replaced.

Arrived and met with the management and the chiller had lost a phase on the electrical and was running on one leg. A contractor was called to the site and was able to get the system back on and running. The area where the heating system is located is being worked on and being re-done with adding the heating system. Did check the chiller and the cooling tower and chiller are working at this time and the line going out to the units was cool. This system is for the whole complex and has only been back on for over an hour. The actual building is 8602 address for unit #54, Will be checking tomorrow to check on the cooling is OK. RV.
10/12/2021 INSP - FOLLOW UP CODE ENFORCE VIDAL Approved Talk to the tenant and all is working well and has no other complaints on the unit and will be closing the case. Violation Abated, Close Case. RV.
