Peeling, chipping, flaking or abraded paint shall be repaired, removed or covered. All walls, ceilings or floors shall be free from holes, breaks and loose or rotting materials. Cracked or loose plaster, wallboard, decayed wood or other defective surface conditions shall be corrected.

Roof coverings shall not be rotted, broken, split, buckled or otherwise deteriorated. T.C. Ch. 16, Sec. 16-12(b) FOUNDATIONS, WALLS, ROOFS, AND CHIMNEYS. Every foundation, wall, roof, chimney and all exterior surfaces of buildings and structures shall be maintained in structurally sound condition and shall provide weather protection. All wood showing evidence of termite damage or decay, where structural or functional integrity is impaired, shall be replaced.

07/18/2017 INSP - INITIAL CODE ENFORCMENT GOODMAN Approved INSPECTION DID FIND MULTIPLE AREAS OF THE INTERIOR CEILING DAMAGED BY WATER, EVIDENCED BY SOAKED, DAMAGED DRYWALL, PAINT HOLDING WATER AND UPSTAIRS FOUND A 3 FT X 8 FT SECTION OF CEILING DRYWALL REMOVED DUE TO THE AMOUNT OF WATER DAMAGE. ON THE ROOF I FOUND WATER PONDING IN BOTH THE S/E AND S/W CORNERS OF THE ROOF AROUND WHERE ROOF DRAINS WERE LOCATED, AND UNDER THE A/C UNIT. ROOF WAS CRACKED THROUGHOUT, ROOF COVERING WAS VERY SOFT, SPUNGY ALMOST AS IF 3-PLY ROOF COVERED A FOAM ROOF. WATER WAS CAUGHT UNDER THE ROOF COVERING AND OOZED OUT FROM UNDER THE TOP SHEET WHEN STEPPED UPON. I WAS ABLE TO RUB THE ROOF COVERING OFF WITH MY BOOT, SHOWING HOW SATURATED AND HOW MUCH WATER IS CAUGHT UNDER THE ROOF COVERING.
08/18/2017 INSP - FOLLOW UP CODE ENFORCE GOODMAN Approved INSPECTION FOUND ROOF COVERING HAD BEEN COMPLETELY REDONE ON THE ENTIRE BUILDING. ALTHOUGH THE OCCUPANTS WERE CLOSED FOR BUSINESS I WAS ABLE TO SEE INSIDE AND FOUND ALL 1ST FLOOR PATCHES COMPLETED. SPOKE WITH OWNER OF THE BUILDING, SECOND FLOOR PATCH ALL COMPLETED. COMPLIANCE / CLOSE CASE.
