| 07/28/2016 | INSP - INITIAL CODE ENFORCMENT | VIDAL | Approved | Received call from communication that Engine #7 on site with a water flow alarm or a broken water line. Arrived and the units were extracting some of the water from the 3rd floor and was leaking from the ceiling. The sprinkler head has gone off in the attic area of unit #324. The water was turned off to the sprinkler system until the head can be replaced. The maintenance was on site and not able to isolate the electrical to the area being wet with the water, so than all the electrical was turned off at the switch gear on the first floor. There was no labling on the panels to determine which breaker to turn off to the units that were getting the water. Did get with the maintenance to call a electrical contractor to come to the site to check if the areas getting wet could be isolated. The maintenace was also advised to call someone to change the sprinkler head and to get the fire system back on line. The fire units were leaving the site and fire inspectors were on site until the sprinkler system is back on line. RV. |

After Metro repaired the broken head and they recharged the system it was restored to operation. TFD verified. Water and Gas were not affected. Owner was notified and responded to the scene. Met with the General Manager and assistant manager. My findings are as follow: > Ceiling was opened up due to water damage from broken sprinkler head in unit 324. > Interior ceilings drywall and insulation damaged unit 324. > Interior ceilings drywall in other damaged units. > The other areas of damage include various locations throughout the structure to total of 10 units. Units 122, 126, 222, 223, 224, 226, 322, 324, 326 & Office. > There is water damage to electrical boxes, light fixtures, Smoke detectors, fire alarm equipment throughout including electrical panels in each unit. > There was water dripping form some of the duct work registers in the units. > Pictures were taken. See Sire > NOV for damage was issued for damage. > NOV for damage was issued for emergency abatement and to vacate damaged units. > Indemnification form was signed by manager. > Permits are required. > Met was electrical contractor and toured property all the rooms that were damaged by water. There are a total of 10 units on three floors. 9 are on the inside floors. One is on the exterior side. I pointed out all the water damaged equipment light fixtures, air conditioners, switches and plugs. Showed him where the electric panels were. Also showed him where the electric rooms were. We both spoke with the manager of the property. It was recommended to verify the damage to the electrical equipment from water to determine if replacement is necessary. At this time for this evening the priority is to get the power back on to the rest of the hotel units. It was discussed on scheduling to get the rest of the work done at a later time with the manager and the electrical contractors. I will be kept in contact with throughout the project. |
