POWER GOING OUT INTERMTENT AND Arrived on site already spoke to tenant and mananger over the phone before I arrived. Met with tenant and her friend Marty. Evidence of ground squirrels in the yard with mounds by the tree and front yard with holes. Rain gutters along front edge of home not properly secured and not at the right angle for water to drain. Roof line flashing along the front edge of the home is merely taped with aluminum and needs to be repaired with proper flashing. Also claims of mosquitoes with water ponding in the front yard at current did not see water ponding and did not see mosquitoes unable to move forward with that issue. Kitchen window shows signs of leakage with worn-out sheetrock at corner signs signs of rust and claims that water was in the channel. Move that is you to notice of violation also in kitchen under cabinet at corner sheetrock along with shows a hairline crack needs to be taped and painted. faceplate to outlet behind refrigerator in kitchen and another cracked outlet in dining room, outlet appears to be loose will need to be tightened or replaced. Living room area with outlets throughout need to be secured or replaced . Kids bedroom possibly loose Outlets please check both bedrooms for any cracked or loose Outlet or face covers. Carpet in kids bedroom not an issue at this time carpet in main bedroom also a non-issue at this time. Storage room in hallway to bedrooms ceiling appears to be leaking sheetrock damage to that ceiling area.. check smoke detector in front entry operational smoke detector in main hallway also operational smoke detector in bedroom master bedroom operational and smoke detector in kids bedroom also operational. Rear yard to find no workable space to the electrical panel electrical panel also lacks labeling for circuitry. A/C unit in window to rear bedroom blocking access in case of emergency, was taken down by tenant while I was on site, will not put in notice. Four holes along the back wall correction for holes along back wood siding to the property possibly woodpeckers. Mouse seen in kitchen area droppings on floor in kitchen area and pantry.. inspection was done with tenant and her friend Marty who were both on site |
