04/07/2016 T.C. Ch. 16, Sec. 16-12(a) (4) WINDOWS, SKYLIGHTS, AND DOORS. Every window, skylight, door and all associated frames, shall be kept in sound condition, repair and weather tight. All glazing materials shall be maintained free from cracks and holes. Every window, other than a fixed window, shall be easy to open and capable of being held in position by window hardware. All window and door hardware shall be maintained in good condition and shall function properly.
04/07/2016 T.C. Ch. 16, Sec. 16-11(b) (2) COOLING. Every dwelling unit, guest room, and congregate residence shall be provided, in at least one habitable room, with either mechanical cooling or an alternate cooling method. Cooling facilities shall be installed and maintained in a safe condition and in accordance with the manufacturer's recommendations, and shall be capable of providing adequate cooling, appropriate for the climate, to assure a safe living environment. Evaporative cooling shall be maintained to be free of excessive rust, corrosion or mineral deposits that limit proper operation. Any mounting apparatus for a cooling facility must be structurally sound. Mechanical fans or portable evaporative cooling devices may only be used on a temporary basis as the sole source of cooling when the permanent cooling system is being repaired or replaced.

04/06/2016 INSP - INITIAL CODE ENFORCMENT SMITH Approved Inspection found the kitchen cabinet under the sink shelf needs to replace it has caved in, the Ceiling has a leak from the roof you can see a big stain in the ceiling where water has stood. Door are not sealing propely, you see day light around the front door and the side sliding door. The A/c seem to be working but it not puting out that much cool air from where I stood in the livingroom. The property is under new owners, I spoke to on site manager and she stated they have been there working on issues for just 3 days. She said she would get right on this.
08/03/2016 INSP - FOLLOW UP CODE ENFORCE SMITH Approved The plumbing under the sink has been replaced, spoke with occupant and he stated everything has been fixed now. Case Closed.
