12/31/2014 UDC, Sec. 6.6.3(B). ACCESSORY USES AND STRUCTURES: SPECIFICALLY WITHIN RESIDENTIAL ZONES B. Detached accessory buildings are not allowed in the buildable area extending the full width of the lot between the principal structure and the front street lot line, except for terraces and steps not over three (3) feet high above the natural grade, paved areas, and fences or walls.
12/31/2014 T.C. Ch. 16, Sec. 16-11(c) ELECTRICAL SYSTEM. (1) All dwellings and dwelling units shall be provided with electrical service. Electrical facilities connected to or in any building or structure are to be maintained hazard-free and in a state of good repair. The electrical system shall be free from such hazards as bare wiring; overloaded circuits or services; equipment not properly grounded; over-fused circuits; misuse of wiring, including the use of extension cords in lieu of permanent wiring; non-approved wiring; and wiring exposed to moisture or extreme heat. Broken, loose, frayed, inoperable, defective or missing portions of the electrical service, lines, switches, outlets, fixtures and fixture coverings shall be repaired or replaced. (2) All electrical equipment, wiring and appliances shall be installed and maintained in a safe manner and in accordance with all applicable laws.
12/31/2014 T.C. Ch. 16, Sec. 16-11(i) CEILING HEIGHTS. Habitable space, kitchens, halls, bathrooms and toilet compartments must have a ceiling height of not less than 7 feet measured to the lowest projection of the ceiling. If any room has a sloping ceiling, at least one-half of the room area must have the prescribed minimum ceiling height.
12/31/2014 T.C. Ch. 16, SEC. 16-21. REGISTRATION OF RESIDENTIAL RENTAL PROPERTY. An owner of residential rental property shall maintain with the assessor in the county where the property is located information required by this section in a manner to be determined by the assessor. (c) Residential rental property shall not be occupied if the information required by this section is not on file with the county assessor. This subsection does not affect any lease existing on August 6, 1999. (e) A person who fails to comply with any provision of this subsection is responsible for a civil infraction and shall be assessed a civil penalty of one thousand dollars ($1,000.00), plus an additional one hundred dollars ($100.00) for each month after the date of the original violation until compliance occurs. The court shall not suspend any portion of the civil penalty provided by this subsection.
01/02/2015 T.C. Ch. 16, Sec. 16-12(a) (4) WINDOWS, SKYLIGHTS, AND DOORS. Every window, skylight, door and all associated frames, shall be kept in sound condition, repair and weather tight. All glazing materials shall be maintained free from cracks and holes. Every window, other than a fixed window, shall be easy to open and capable of being held in position by window hardware. All window and door hardware shall be maintained in good condition and shall function properly.
12/31/2014 T.C. Ch. 16, Sec. 16-4. PERMITS REQUIRED. Unless otherwise exempt pursuant to section 301 of the Administrative Code, as adopted by reference per section 6-1 of this Code, or pursuant to any other ordinance or statute, no building, structure or building service equipment regulated by this chapter or by the technical codes adopted by the city shall be built, erected, constructed, enlarged, altered, repaired, moved, improved, removed, converted or demolished unless a permit first has been obtained from the building official in the manner provided in the administrative and building codes adopted by the city. The purpose of a permit is to ensure that all construction is inspected by qualified City of Tucson personnel as directed by ordinance to verify compliance with city codes. Failure to obtain proper permit with inspections and approvals shall deem the construction to be unsafe.

12/29/2014 INSP - INITIAL CODE ENFORCMENT HOLLANDER Approved Visited the site and spoke with the tenant. Her complaint was that the outlet on the rear wall for the toaster oven was shooting out sparks when plugged into on Halloween. An electrician came out and said it was the extention cord. At the same time frame a mini fridge under the sink stopped working. These item are in the front casasita. This is a detached rental structure. Research does not show rentals.
12/31/2014 INSP - FOLLOW UP CODE ENFORCE HOLLANDER Approved Visited the site with Inspector Navarro and took more pictures. We observed that there was no smoke detector present. The ceiling is 6'5" in height. The tenant told us that the outdoor lighting was installed this November.
