Reviewed meter base system located on east facade of front structure in shared fenced common area between the two buildings. Meter for rear unit is fed from panel overhead and across to facade of rear unit. Hazardous violations include, but are not limited to: 1) Entire meter base system is not fully secured to wall and is loose, 2) aged disconnect panel causes service in front unit to shut off unpredictably, 3) High voltage aged electrical conductor is exposed and unprotected from j-box to interior, 4) j-box has improperly connected double lugs, 5) rear unit subpanel is missing deadfront, has improper connector (cb to panel), missing knockout covers, and lack labels, 6) circuit and meter to rear unit is dilapidated with pvc conduit to emt not properly coupled, use of tape, dilapidation present, 7) rear unit meter base is not secured to wall with connector resting on wire, 8) subpanel in kitchen of unit 1 (front unit) is missing deadfront and has loose wire (not hot), 9) exposed romex inside of kitchen cabinets. Other electrical at Unit 1 (front): missing outlet cover in bedroom 2; circuit for fan/light fixture in bedroom 1 is not working correctly and appears to shut off; GFCI out in bathroom is loose. Other violations Unit 1: bathroom lacks either mechanical or natural ventilation; bathroom ceiling is dilapidated from previous water damage; mechanical closet has missing switch cover; gas heater turned off and is tagged by swgas; baseboard heater in bedroom 1 has missing cover and disconnected grounding wire; front attached ramada is not constructed to code and is not structurally sound; storage present in front (west) yard. Rear unit exterior: missing OSB at NW section of unit; fascia is dilapidated and missing in portions. NOV issued for emergency abatement on electrical hazards identified. Owner was required to obtain a licensed electrician(s) to evaluate the service and make repairs. |
