On 12-12-07, a fire prevention re-inspection was conducted at 4100 E. 29th St. (Las Casitas Apartments). The following Tucson Fire Code Violations were noted: 1). The swimming pool is empty and in disrepair. This is a nuisance and shall be remedied. 2). In the pool equipment room there is an electrical box missing a cover. This is a violation of IFC 605.6: 605.6 Unapproved conditions. Open junction boxes and open-wiring splices shall be prohibited. Approved covers shall be provided for all switch and electrical outlet boxes. Please install approved covers on all electrical boxes. 3). In the storage closet near the reception area there is a large hole in the ceiling. This is a violation of IFC 703.1: 703.1 Maintenance. The required fire-resistance rating of fire-resistance-rated construction (including walls, firestops, shaft enclosures, partitions, smoke barriers, floors, fire-resistive coatings and sprayed fire-resistant materials applied to structural members and fire-resistant joint systems) shall be maintained. Such elements shall be properly repaired, restored or replaced when damaged, altered, breached or penetrated. Openings made therein for the passage of pipes, electrical conduit, wires, ducts, air transfer openings and holes made for any reason shall be protected with approved methods capable of resisting the passage of smoke and fire. Openings through fire-resistance-rated assemblies shall be protected by self- or automatic-closing doors of approved construction meeting the fire protection requirements for the assembly. Please cover the hole in the ceiling. 4). At your facility there are many fire extinguishers that have not received the proper maintenance. This is a violation of IFC 906.2: 906.2 General requirements. Portable fire extinguishers shall be selected, installed and maintained in accordance with this section and NFPA 10. Please maintain or remove your fire extinguishers. 5). In units 11207, 11212, 14204, 13212, 13211, 13219, 15210, 4207, 3204, 4211, 4208, 7104, and 9204 there are broken or missing windows. This is a violation of IFC 311.2: 311.2 Safeguarding vacant premises. Temporarily unoccupied buildings, structures, premises or portions thereof shall be secured and protected in accordance with this section. Please replace glass and secure all premises. 6). The south storage building is missing windows, wall panels, and skylights. This is a violation of IFC 311.2: 311.2 Safeguarding vacant premises. Temporarily unoccupied buildings, structures, premises or portions thereof shall be secured and protected in accordance with this section. Please secure this building. 7). In the south storage facility there is a missing cover at the electrical panel and electrical boxes missing their covers. This is a violation of IFC 605.6: 605.6 Unapproved conditions.
