ROOF LEAKED AND THE CEILING CAVED IN SATURDAY NIGHT. (07-21-07)_WATER ALL OVER THE FLOOR. REPORTED SAME NITE AND MAINTENANCE CAME OVER AND CLEANED UP WATER AND TOOK AWAY CEILING PIECES THAT HAD FALLEN. THERE IS NOW EXPOSED ELECTRICAL WIRING. MANAGEMANT SAID THEY WILL PUT UP TEMP TARP AND TOLD HER SHE HAS TO WAIT HER TURN BECAUSE THERE ARE OTHER COMPLAINTS. SHE IS SCARED TO USE ELECTRICITY DUE TO THE EXPOSED WIRING AND WATER.

07/23/2007 INSP - INITIAL CODE ENFORCMENT GGOODMAN Approved VISITED SITE, CONTACTED MANAGER WHO MENTIONED SHE WOULD HAVE MAINTENANCE PERSON MEET US AT THE PROPERTY AND ALLOW ENTRY. CINDY MENTIONED THAT RINCON ROOFING DOES ALL OF THEIR ROOFING IN THIS COMPLEX, THAT THEY HAVE ALREADY BEEN CONTACTED ON TWO OTHER UNITS, THIS UNIT BEING THE 3RD. CINDY MENTIONED RINCON WAS CONTACTED 1ST THING 7/23., THEY NEED TO COME OUT AND LOOK AT THE JON, GIVE THEM A BID (TIHIN 24 HRS), THEY GET THE OK TO DO THE WORK AND RINCON IS THEN SENT OUT. CINDY MENTIONED THAT BECAUSE OF THE RAIN- ROOFERS ARE BACKED UP (THIS IS TYPICAL) AND THEY WAIT UNTIL WORK CAN GET DONE. MAINTENANCE PERSON WENT INSIDE THE UNIT REMOVED ANY DRYWALL CUT THE OPENING APPROXIMATELY 2'X4' AND THEN PUT PLASTIC TO ALLOW ANY ADDITIONAL WATER TO DRIP FROM THE OPENING INTO A PLASTIC 15 GAL GARBAGE CONTAINER, THERE WERE NO HANGING OR DANGEROUS WIRES. THE KITCHEN HAD BEEN CLEANED. ASSISTANT MANAGER AND MAINTENANCE ALLOWED ENTRY AND PICTURES WERE TAKEN. IT SEEMS THAT MANAGEMENT HAS THE SITUATION UNDER CONTROL. MANAGER MENTIONED TENANT IS UPSET BECAUSE OF THE SITUATION, BUT THE SITUATION IS BEING HANDLED AND OF COURSE MORE RAIN IS EXPECTED. A CARD WITH CONTACT NUMBERS WAS GIVEN TO JANELLE, I ASKED IF FURTHER PROBLEMS ARE CREATED TO PLEASE CONTACT ME ASAP, AND WHEN THEY KNOW THE ROOFING MIGHT GET DONE. CALLED RINCON ROOFING SPOKE WITH CINDY, WHO VERIFIED THEY DO ALOT OF COMMERCIAL WORK FOR ROMANO, BUT COULD NOT VERIFY IF THE UNIT WAS CALLED IN TODAY BUT ALSO MENTIONED DAN IS RESPONSIBLE FOR THAT WORK AND WAS NOT IN AT THIS TIME. SHE MENTIONED SHE WOULD HAVE DAN CONTACT ME. PRIOR TO LEAVING THE COMPLEX AND BECAUSE IT WAS STARTING TO RAIN I DROVE BY THE OFFICE AND SPOKE TO JANELLE, ASKED IF IT DID START TO POUR THAT THEY MONITOR UNIT V TO BE SURE PLASTIC DID NOT COME DOWN AND UNTI FLOOD AGAIN. JANELLE SAID SHE WOULD RECEIVED A CALL FROM JANELLE WHO MENTIONED BID WAS GIVEN BY RINCON FOR UNIT V , ACCEPTED BY ROMANO AND WORK WILL BEGIN ON 7/24/07 IF IT IS NOT RAINING.
09/05/2007 VIOL(BL) - ROOF LPUMPHRE Approved ATTEMPTED CONTACT WITH TENANT TO FOLLOWUP ON REPAIRS. CONTACTED CINDY, MANAGER, WHO HAS REPAIRED THE UNIT AND WILL FAX WORK ORDER. AS OF 9/24/07, TENANT HAS NOT REPLIED BACK TO CONFIRM OR SET UP APPT. LRP
