08/09/2005 INSP - INITIAL CODE ENFORCMENT GGOODMAN Approved MET WITH MAINTANENCE PERSON OSCAR WHO MENTIONED THAT A/C IN UNIT 2167 HAD BEEN REPAIRED TO BEST OF HIS KNOWLEDGE. IT HAD BEEN MENTIONED TO ME IN THE PAST BY MANAGER DEBBIE BERNARDI THAT TENANT HAD BEEN ACCUSED BY THE A/C MAINTANENCE PERSON OF TAMPERING WITH THE A/C UNIT. MET WITH ELOISA GOMEZ, WHO MENTIONED THAT THAT A/C PEOPLE HAD BEEN OUT TO FIX THE A.C BUT THAT WORK HAD NOT BEEN COMPLETED.ELOISA TRIED TO EXPLAIN TO ME WHAT WORK REMAINED TO BE DONE TO THE A/C UNIT BUT EXPLANATION MADE NO SENSE.(WILL FOLLOW UP WITH A/C MAINTANENCE COMPANY) WHILE INSPECTING THE A/C TENANT MENTIONED THAT SHE ALSO HAD SEVERAL OTHER VIOLATIONS, COULD I TAKE A LOOK. I EXPLAINED THAT I WOULD BE CONDUCTING A COMPLETE INSPECTION OF THE UNIT. WENT OVER WITH TENANT HOW INSPECTION WOULD BE CONDUCTED.MY FINDINGS ARE AS FOLLOWS: ELECTRICAL: > LIVINGROOM RECEPTICLE LACKS COVER PLATE AND IS NOT WORKING. SECOND RECEP IS NOT PROPERLY MOUNTED(LOOSE IN WALL) >KITCHEN RECEPTICLE WITHIN 3' OF SINK LACK GFCI PROTECTION. >SOUTH BATH RECEP NOT GFCI PROTECTED. PLUMBING: >(TUB STOPPER) SHOWER CONVERTER NOT WORKING PROPERLY. >WATER LEAKING FROM THE BOTTOM OF TUB NEAR THE TOILET. >TUB NEEDS TO BE CAULKED ALONG THE PERIMETER OF TILE, TOP OF TUB. INTERIOR FEATURES: >DOOR TO HOTWATER HEATER SPACE IS OF ITS TRACK. >KITCHEN SINK BASE CABINET, AND CABINET TO THE LEFT OF STOVE HAVE DETERIORATING WOOD FLOORS. >KITCHEN CABINET NEXT TO STOVE MISSING A DRAWER. >CEILING IN NORTH BEDROOM LEAKING, EVIDENCED BY WET POPCORN CEILING. >WINDOW SCREEN IN NORTH BEDROOM MISSING. >BIFOLD DOORS ARE OFF THE TRACK IN SOUTH BEDROOM. >WINDOW LOCK IN SOUTH BEDROOM NOT WORKING. >LIVINGROOM DOOR IS OFF ITS TRACK DUE TO DOOR RUBBING ON CARPET. >CEILING OUTSIDE OF FRONT DOOR IS ALSO LEAKING. >HOLES IN DRYWALL THROUGHOUT THE UNIT NEED PATCHING. > REPLACE ALL A/C GRILLES. AFTER INSPECTION, I MET WITH OSCAR BACK AT THE OFFICE, AT WHICH TIME AL FROM ARIZONA MAINTANENCE SHOWED UP. ASKED AL IF HE WAS FAMILIAR WITH UNITS 1168 AND 2167, HE SAID THAT HE HAD BEEN TO BOTH UNITS, AND DID HAVE MAINTANENCE REQUEST FORMS WITH HIM. AT 2167 HE SAID HE HAD BEEN THERE ON SEVERAL DIFFERENT OCCASIONS. ALSO MENTIONED THAT HE FELT TENANT WAS TAMPERING WITH A/C UNIT AND EVERY TIME HE WENT BACK TO THE APT. GRILLES HAD BEEN REMOVED. AL MENTIONED THAT THE CONDENSOR WAS BLOWN, BUT ALREADY INSTALLED A NEW UNIT. AL ALSO MENTIONED HE HAD TO REPLACE OTHER PARTS, THAT IF MAINTANENCE HAD PARTS IN AN UNOCCUPIED UNIT HE COULD SWAP OUT PARTS TODAY. OSCAR, APT MAINTANENCE, SAID HE COULD. LATER SPOKE WITH DEBBIE BERNARDI 8/10/05 WHO MENTIONED SHE WOULD LIKE TO HAVE A RE-INSPECTION ON FRIDAY AS WORK HAD ALREADY BEEN STARTED AND DEBBIE FELT WOULD BE COMPLETED ON FRIDAY. PICTURES WERE TAKEN. WILL SCHEDULE FOLLOW UP.
08/15/2005 INSP - FOLLOW UP CODE ENFORCE GGOODMAN Approved RECEIVED A CALL FROM MANAGER DEBBIE BERNARDI WHO MENTIONED THAT WORK HAD BEEN COMPLETED FROM INITIAL INSPECTION AND ASKED IF WE COULD COME BACK TO RE-INSPECT. HAD SPOKEN TO INSP. 2 RICK SALDATE PREVIOUSLY AND MENTIONED THAT MANAGER WAS COMPLETING WORK BEFORE I COULD ISSUE AN NOV, ASKED IF I COULD GO AHEAD AND REINSPECT AND ABATE ISSUES. RICK DID MENTION THAT BECAUSE I HAD A GOOD RAPPORT WITH THE MANAGEMENT TO GO AHEAD REINSPECT AND IF ISSUES WERE ABATED TO CLOSE OUT THE CASE. MENTIONED THAT WE NORMALLY DO NOT DO THIS BUT TO GO AHEAD AND MOVE FORWARD. VISITED SITE, MET WITH TENANT, MENTIONED THAT I WAS THERE TO REINSPECT. TENANT MENTIONED THAT EVERYTHING HAD BEEN TAKEN CARE OF AND PLEASE THAT IT WAS DONE SO QUICKLY. ALL ITEMS WERE REINSPECTED, FOUND THAT ALL ITEMS HAD BEEN ABATED EXCEPT FOR ONE WHICH WAS THE LIVINGROONM CLOSET DOOR. DOOR WAS STILL RUBBING ON THE CARPET, WHICH CAUSED DOOR TO COME OFF ITS TRACK ORIGINALLY. DOOR WAS RE-INSTALLED BUT STILL DIFFICULT TO OPEN. VISITED OFFICE,TALKED WITH ASSISTANT MANAGER ROSA, WHO MENTIONED ITEM HAD BEEN ABATED. I EXPLAINED TO ROSA THAT I WOULD BE BACK TO FOLLOW UP OR MAY EVEN CALL TO MAKE SURE ISSUE WAS ABATED. 8/17/05 CALLED AND SPOKE WITH TENANT ELOISA GOMEZ OF UNIT #2167, ASKED IF WORK HAD BEEN COMPLETED TO THE LIVINGROOM CLOSET DOOR, TENANT CONFIRMED THAT WORK HAD BEEN COMPLETED AND THAT DOOR WAS OPERATING AS INTENDED. ALL ISSUES HAVE BEEN ABATED. DNR HAS NO FURTHER ISSUES. CASE CLOSED!!
