JAN MENTIONED THAT WHEN SHE IS CONTACTED ABOUT ANY PROBLEMS THAT WHE TRIES TO TAKE CARE OF THEM QUICKLY. LAST TIME SHE WAS CONTACTED, SHE HAD A FRIEND OF THE TENANTS MAKE THE REPAIRS AND SAID SHE PAID APPROX. $100.SHE SAID AS OF LATE SHE HAD NOT RECEIVED ANY CALLS. ASKED IF WHE WISHED TO BE PRESENT FOR INSPECTION, SHE ASKED TO PLEASE CALL HER AFTER I COMPLETED THE INSPECTION. MENTIONED THAT I COULD GET HER A LIST SO THAT SHE COULD BEGIN REPAIRS. VISITED SITE, MET WITH TENANT CORINA GARCIA, WHO MENTIONED THEY HAD BEEN CALLING AND CALLING THE LANDLORD AND COMPLAINING ABOUT THE REPAIRS BUT THAT NOTHING HAD GOTTEN DONE. CORINA MENTIONED THAT ANY MINOR REPAIRS WERE TAKEN CARE OF BY THEIR FRIENDS. ASKED TENANT IF THEY ARE CURRENT ON RENT, SHE SAID THAT THEY WERE CURRENT BUT OWED SOME MONEY FOR AUGUST RENT. CORINA MENTIONED THAT THEIR LEASE HAS EXPIRED AND THAT THEY ARE MONTH TO MONTH AT THIS TIME. SHE ALSO MENTIONED THAT BECOAUSE OF NOTHING GETTING DONE THEY MAY MOVE OUT. ENTERED THE STRUCTURE AND FOUND THAT TENANTS WERE ALREADY BOXING THEIR BELONGINGS, BED IN NORTHEAST BEDROOM HAD ALREADY BEEN TAKEN DOWN.VIEWED BOXES IN NORTHWEST BEDROOM( KIDS ROOM). THERE WERE SEVERAL MINIMUM HOUSING VIOLATIONS, MY FINDINGS ARE AS FOLLOWS: INTERIOR FEATURES: >WINDOW CRANKS THROUGHOUT THE STRUCTURE EITHER LACK OR ARE MISSING WINDOW CRANKS. WINDOWS ARE PAINTED SHUT MAKING IT DIFFICULT TO OPEN WINDOWS AND WINDOW LATCHES. >GLASS PANE IN DININGROOM WINDOW SEVERELY CRACKED >KITCHEN CABINETS AND HALL CABINETS BOTH LACK OR HAVE BROKEN DOOR CATCHES. DOORS DO NOT PROPERLY CLOSE OR DOORS STAY OPEN DUE TO CABINETS BEING PAINTED LEAVING DOORS TOO TIGHT TO CLOSE. >CRACK IN KITCHEN CEILING NEEDS TO BE REPAIRED.(TENANT MENTIONED IT LEAKS, HOWEVER NO WATER STAINS WERE VIEWED.) >HOT WATER HEATER DOOR LACKS A KNOB. >KITCHEN COUNTER TOP NEXT TO THE STOVE IS NOT PROPERLY MOUNTED. >FLOOR TILE UNDER REFRIGERATOR IS DAMAGED(1) NEEDS REPAIRING. >HOLE IN FURNACE ROOM WALL NEEDS PATCHING. >TOWEL BAR AND TOILET PAPER HOLDER HAS COME OFF THE WALL NEEDS TO BE REPLACED OR REMOVED AND HOLES PATCHED. >BOTH BEDROOM DOORS DO NOT SHUT, NEED TO BE TRIMMED. >NORTHEAST BEDROOM DOOR LACKS A DOOR KNOB. >LARGE HOLE NEXT TO ELECTRICAL PANEL NEEDS PATCHING OR SOME TYPE OF COVER PLATE. >NORTHWEST DOOR KNOB NOT PROPERLY WORKING. CORINA MENTIONED THAT THEY HAVE CONSIDERED MOVING OUT BECAUSE NOTHING HAS GOTTEN DONE. MENTIONED THAT THERE LEASE HAS EXPIRED AND AT THIS TIME THEY ARE PAYING MONTH TO MONTH. CORINA MENTIONED THAT THEY ARE CURRENT ON RENT, BUT THAT THEY OWE LANDLORD FOR SOME OF AUGUST. WENT OVER MAJOR ISSUES WITH CORINA AND FIANCE BENNY. SAW SEVERAL MINIMUM HOUSING ISSUES, MY FINDINGS ARE AS FOLLOWS: INTERIOR FEATURES: >WINDOW CRANKS THROUGHOUT THE STRUCTURE DO NOT PROPERLY WORK, OR WINDOWS HAVE BEEN PAINTED SHUT. >CRACK IN KITCHEN CEILING NEEDS TO BE REPAIRED (TENANT MENTIONED IT WAS LEAKING BUT I FOUND NO EVIDENCE OF WATER LEAKS.) >KITCHEN CABINET DOORS AS WELL AS THE HALL CABINET DOORS DO NOT LATCH AND CLOSE PROPERLY. >HOT WATER HEATER DOOR LACKS A KNOB. >KITCHEN COUNTER TOP NEXT TO STOVE LACKS PROPER SUPPORT. >FLOORING HAS BEEN RIPPED OR FOLDED BACK UNDER THE REFRIGERATOR AND NEEDS REPAIRS. >HOLE IN FURNACE ROOM WALL NEEDS PATCHING. >NORTHWEST BEDROOM DOOR CANNOT SHUT COMPLETELY AND KNOB DOES NOT ALWAYS WORK. >LARGE HOLE NEXT TO ELECTRIC PANEL NORTHWEST BEDRROOM CLOSET NEEDS PATCHING. >NORTHEAST BEDROOM DOOR LACKS KNOB AND DOES NOT SHUT. PLUMBING: >WATERHEATER DRAIN DRAINS UP TO THE CEILING AND HAS A HOSE BIB INSTALLED IN DRAIN LINE. >TUB PANELING IS DETERIORATING, TUB AND PANELING NEEDS TO BE SEALED (OR CAULKED) AT ALL EDGES. >TUB FAUCET AND SHOWER DIVERTER ARE NOT WORKING PROPERLY AND ONE SIDE LACKS AN ESCUTCHEON. >WASHER DRAIN LACKS A P-TRAP, DRAIN HAS BEEN ADDED (WORK WITHOUT PERMITS) APPLIANCES: >OVEN DOES NOT LIGHT, BOTTOM TRAY MUST FIRST BE REMOVED TO LIGHT THE OVEN. LEFT MY CONTACT NUMBER AND THE REASON I WAS CALLING ON THE VOICEMAIL. ASKED FOR RETURN CALL. KNOCKED ON DOOR AT 1635 E JUSTIN, RECEIVED NO ANSWER. KNOCKED ON UNIT NEXT DOOR, 1633 ASKED TENANT IF SHE HAD CONTACT NUMBER AND ADDRESS FOR OWNER. ASKED IF TENANTS WERE STILL THERE, SHE SAID THEY MOVED AND WERE NOT THERE.
