MANAGER SAID SHE WAS UNAWARE OF ANY PROBLEMS WITH THE STAIRS AND RAILINGS AT COMPLEX #13, BECAUSE NOTHING HAD BEEN REPORTED. MET WITH TENANT SABRINA IN UNIT 13-D, SAID SHE WAS HAVING PROBLEMA WITH HER BALCONY AND RAILNGS.SABRINA MENTIONED THAT HER AND HER NEIGHBOR HAD BEEN REPLACING PIECES OF ROTTED DECKING BECAUSE OF LACK OF RESPONSE BY UNIT MAINTANENCE. WALKED STAIRWELL,CHECKED RAILING, AND TOOK PICTURES. FOUND MINOR WATER DAMAGE AT RAILING IN FRONT OF UNITS.WALKED BACK BALCONY, FOUND SIGNS OF ROTTED 2 X 6 ROTTED DECKING. THE 4TH AND 7TH PIECE OF DECKING WERE VERY SPONGY. 2 X 4 TOP PLATE OF RAILING WAS TWISTED, AND SEPERATING WHERE CORNERS MEET. RAILING NOT SECURED WELL WHERE RAILING MEETS STUCCO. SPLIT 1 X 8 SPICKETS IN RAILING NEEDS REPLACEMENT. BALCONY IN DIRE NEED OF PAINT. CHECKED ELECTRICAL, PLUMBING, SMOKE DETECTORS, AND COMPLETE INTEREIOR OF UNIT 13-D AND EVERYTHING SEEMED TO BE IN GOOD WORKING CONDITION. MET WITH ELIZABETH, TENANT IN UNIT 13-C. THAT UNIT HAD SIMILAR CONDITIONS AS UNIT 13-D.UNIT C BALCONY HAD 2 X 4 TOP RAIL OF RAILING SPLIT, TWISTED, AND SEPERATING AT CORNERS.1 X 8/ AND 2X6 DECKING SEEMED TO BE IN FAIR CONDITION. BALCONY ALSO IN NEED OF NEW PAINT. INTERIOR OF 13-C ALSO SEEMED TO BE IN GOOD CONDITION. ONLY INTERIOR PROBLEM WAS AN ISSUE THE TENANT HAD WITH THE QUALITY OF WORK DONE TO THE KITCHEN FLOORING. WE FOUND NOTHING TO WRITE THEM UP ON. WALKED THE ENTIRE EXTERIOR OF COMPLEX 13. FOUND BALCONYS TO BE IN TACT FOR THE MOST PART, HOWEVER DID SEE SOME WOOD ROT AND FLAKING AND PEELING OF PAINT IN VARIOUS AREAS, MOSTLY WHERE SUN BEAT DOWN ON WOOD. WALKED THE COMPLEX GROUNDS, FOUND ELECTRICAL AT POOL AREA ( OUTLET & CONDUIT) PULLED OUT OF THE GROUND, WITH OPEN WIRES. WALKED POOL FENCING, FOUND ONE WROUGHT IRON SPICKET MISSING, INFORMED MAINTANENCE PERSON AND HE HAD PROBLEM CORRECTED PRIOR TO A SECOND INSPECTION BEFORE LEAVING SITE. MET WITH REGIONAL MANAGER KRISTY COMSTOCK,OF GREY STAR MANAGEMENT SERVICES, WHO SAID SHE HAD FILES FOR UNIT 13 AND FOUND NO COMPLAINTS BY TENANTS IN C OR D. MENTIONED THAT BIDS WERE BEING ACCEPTED FOR BALCONYS,DECKS AND RAILINGS, PAINT AND REPLACEMENT. AND SHE HAD COPIES MADE FOR US. ALSO MENTIONED THAT TREES WERE BEING TRIMMED AND OR REMOVED SO AS NOT TO OBSTRUCT OR DAMAGE PROPERTIES. WE FOUND TREES TRIMMED AND GROUNDS WELL KEPT. 05/12/2005 INSP - FOLLOW UP CODE ENFORCE GGOODMAN Approved VISITED SITE, FOUND POOL AREA, WALKED AROUND PERIMETER OF BARRIER POOL FENCING, FOUND FENCING TO BE INTACT, NO MISSING SLATS. CHECKED GATES, FOUND GATES TO HAVESELF-CLOSING, SELF-LATCHING HARDWARE, AS WELL AS A HANDLE & KEYED DEADBOLT. SPOKE WITH MAINTENCE PERSON WHO INFORMED ME THAT ADDITIONAL (PROPER HARDWARE) HAD BEEN ORDERED TO REPLACE WAHT LOOKS LIKE AN INTERIOR DOOR KNOB. MET WITH THE NEW MANAGER TRISHA (886-8201). TOLD HER WHY I WAS THERE & THAT WE HAD NO ISSUES.
