MANAGER STATED TENANT IS REFUSING TO SIGN LEASE DUE TO INCREASE IN RENT.ALSO STATED TENANT DOSE NOT ALLOW MAINTINANCE TO ENTER DUE TO TENANT WORKS AT NIGHT. MET MAINTINANCE TECH THERE HOURS OF OPERATION ARE 8:30 A.M. TO 5:00 P.M. MADE CONTACT WITH TENANT,DID INSPECTION OF UNIT. MIN-HOUSING ISSUES FOUND WERE(1) VINEAL FLOORING PEELING UP IN KITCHEN & BATHROOM(2) CARPET WORN OUT AND SHOWING TACK STRIP IN BATHROOM ENTRY.(3) 3" x 4" HOLE IN BEDROOM DOOR (4) WEATHER STRIPPING LACKING FOR FRONT DOOR. (5).KITCHEN CABINET DRAW STYLE BROKEN. (6) THERMOSTAT ON HALLWAY LOOSE.(7) DETERIORATING CERMIC TILE IN BATH TUB AREA & HOLE AROUND SHOWER HEAD.(8) ELECTRIC STOVE LACKING 2 KNOBS AND BOTH HEATING ELEMENTS ON RIGHT SIDE NOT WORKING. SMOKE DETECTORS WERE CHECKED & FOUND TO BE WORKING. WILL ISSUE NOTICE OF VIOLATION, 30 DAYS TO ABATE WILL BE GIVEN. ADVISED TENANT MUST MAKE ARRAGEMENTS TO ALLOW MAINTINANCE TO ENTER UNIT DURING THERE ASSIGNED WORK HOURS.DO FOLLOW UP IN 30 DAYS.
