09/10/2024 COT - ENFC - Code Enforcement - Initial In Violation Vacant un-secured rental. Called owner left message to please call regarding the rental property. If I did not hear back I will secure the rental the bill would be charged to owner. Waited an hour, owner never called. Inside rental: Bedroom window was broken Outlets through-out are burned, covers were broken off or missing completely. Light fixtures missing throughout rental unit. Bedroom wall has a hole. Bathroom toilet clogged for some time. Tub yellowish / brown. Popcorn ceiling peeling off the ceiling. Front door knob loose, missing several screws. Water heater has refuse under and around the water heater. WH flu pipe was not properly installed. Painters tape used to attach flu pipe to pipe extending to the roof. TPRV valve over flow tube missing. Black soot on the vent hood. Gas line to water heater is kinked. Air intake cover is open with trash inside the water heater piolet light area. Drip pan is completely missing. Hall way closet floor is black with mold. Electrical circuits are not labeled. Roof to the rental unit is dilapidated, wood is deteriorating. Large roll of sheeting is coming off the roof. Holes in the roof you can see daylight from underneath. Wood facia is peeling/flaking off the structure. Flashing is bent. Blue tarp and cinder blocks on the roof. 4ft tall weeds Trash scattered throughout the entire property. Discarded furniture located at the north east corner of the property. Completed notices of violations, shut down paper work. Posted property. Permits will be required to make repairs to the rental property before renting this out to the public.
