Contractor was cutting out flooring in Unit 934 when pieces of wood struck the fire sprinkler water supply line and ruptured the pipe. Water flooded unit 924 above this unit and then drained into unit 914, flooding 914 as well. There is at least approximately one inch of standing water in the unit. This unit was previously condemned for a unit fire and had repairs underway at the time of the flood. Drywall throughout the unit is wet. Drywall is already cut along floor likely due to previous fire and fire sprinkler that flooded this unit. Water is draining out of the walls, 2X4 and insulation are wet by front door, and throughout living space. Drywall is wet around electrical outlets in dining area. Water draining out of fire sprinkler where it meets drywall in NW bedroom. Drywall wet and draining water at electrical outlet on wall in this room abutting bathroom. Ceiling light fixture in toilet room in north bathroom very wet, needs replaced. Ceiling fan in NE bedroom has water draining out of light fixture and water draining out of fire sprinkler in ceiling. Ceiling fan in far east bedroom draining water out of fan and light fixture. Light fixture in south bathroom (abutting kitchen) draining water. There is water in the electrical panel and breakers are wet. Kustom Restoration arrived on scene and began extracting water. Unit is already condemned. Electrical was isolated off at the main breaker panel and locked off by property management on scene. A licensed electrician shall repair and replace as necessary, including the electrical panel, damaged components of electrical system with an issued permit and repairs shall be made with an issued permit. -VM |
