| 04/25/2025 | COT - ENFC - Code Enforcement - Initial | In Violation | 1135 am - Escalated response due to: Tenant called office on 04/24/2025 stating there is an active raw sewage leak inside the unit. Arrived on site at the unit and conducted inspection with tenant present. There was no active sewage leak inside the unit present and no signs of sewage residue on the floors of the unit. I ran water at the bathtub, water drains with no issue. I ran the sink and flushed the toilet at the same time, there is no sewage backing up. Tenant states sewage was previously backing up and going through walls into kitchen. Did verify the bathroom faucet is loose, and faucet handle has missing caulking around it, which would allow water to enter the shower enclosure. Tenant reports a hole, is actually a missing piece of door trim at bathroom door, approximately 2 or 3 inches in height. In kitchen, tenant reports sewage coming through wall behind stove. There is a very small area of missing drywall behind stove, is approximately 1-2 inches by 1-2 inches. Drywall was patched along east wall between dishwasher and stove, and needs to be repainted. Called and spoke to property manager, advised of the above listed deficiencies and requested repairs to be made. -VM | |

Door trim has been replaced, although the bottom part is already chipped. The door trim was not caulked to the baseboard, and this work was completed in a non-workman like manner. The small hole in drywall has been patched and repainted. The drywall on east wall has been repainted. Violations have been abated, close case. -VM |
