07/06/2023 | COT - ENFC - Code Enforcement - Initial | Passed | 216 PM - Called and spoke with tenant prior to going out. He states the apartment complex repaired the leak and repainted the area. He states the AC system is broken and not working correctly, says it produces cool air, but it's not running efficiently and runs his bill up and freezes. I was in the area so I met on site with the tenant at 2:16 PM. He had the AC off, inside temperature is recording at 86°. Ran system for 12 minutes, it produced cold air the entire time and dropped the temperature to 85° in that time period. The system appeared to operate correctly. There appears to be no violations at this time. Tenant had questions regarding the operation of the thermostat. I did explain in detail to tenant how to operate the thermostat. -VM | |

He states the AC ran fine after I left and the thermostat turned it off as intended once it reached the set temperature. He states he is going to leave the AC off because he doesn't want to run his electric bill up. There appears to be no violations. Advised the tenant this case will be closed. -VM |
