03/20/2026 COT - ENFC - Code Enforcement - Initial Completed Arrived on scene at 413 pm and was informed by TFD that a pipe on a water heater busted causing the unit to flood. Inspected unit and found piping at the water heater safety tank appears to have ruptured. The pressure relief piping is dry inside. Water heater drain pan appears functional, however the leak occurred just slightly outside of the area of the drain pan so the drain pan was unable to save the building from the leak. Unit has standing water. Electrical panel in this room has all breakers turned off upon arrival, however no visible water in panel box. Outlets in this room appear dry. Unable to determine if electrical lines have been in contact with water. Did have TEP cut power and unit was declared unfit to occupy. Electrical system is to be checked by an electrician prior to being energized. Water heater shall be repaired or replaced WITH A PERMIT by a licensed contractor as this is a rental unit. While on site, owner contracted with electrician working Unit 102 to work his Unit. -VM
