01/12/2024 COT - ENFC - Code Enforcement - Initial Passed VISITED SITE, UPON ARRIVAL IMMEDIATELY NOTICED AS MANY AS 10-12 WINDOWS BROKEN AND DOORS BROKEN INTO AND UNSECURED. I WALKED INTO THE STRUCTURE THRU THE REAR DOOR OF THE PROPERTY. I IDENTIFIED MY SELF WALKING INTO THE UNIT BUT RECEIVING NO CALL BACK. I FOUND ALL ROOMS, HALLWAYS, BATHROOMS AND KITCHEN HAD BROKEN WINDOWS, GRAFFITI ON THE WALLS, ROOMS, LIVING ROOM AND SUN ROOM BEING USED FOR SLEEPING QUARTERS BY THE HOMELESS. THERE WAS EVIDENCE OF DRUG USE, TARRED FOIL PAPERS AND NEEDLES. PEOPLE USING THE HOUSE AS A BATHROOM AS BATHROOM WAS DAMAGED. ALSO FOUND THE DETACHED CARPORT AREA WAS BEING USED AS SLEEPING QUARTERS WITH TRASH AND DEBRIS THRU OUT THE CARPORT. I CHECKED ALL UTILITIES, GAS, ELECTRIC AND WATER WERE ALL TURNED OFF. I TRIED CONTACTING LAW FIRM SNELL AND WILMER LLC DESIGNATED OWNER AND MANAGER ON THE COMPLAINT FORM. I CONTACTED BOTH THE TUCSON AND PHOENIX OFFICE, LEFT A MESSAGE AT BOTH LOCATIONS. I RECEIVED A MESSAGE FROM THE PHOENIX OFFICE THAT THEY RECEIVED MY MESSAGE, CALLER STATED THEY WERE NOT ACTUALLY THE OWNERS BUT WOULD CONTACT THE OWNER AND INFORM THEM OF THE COMPLAINT. I EXPLAINED TO THE CALLER FROM THE LAW FIRM THAT I COULD NOT WAIT AND WOULD HAVE TO MOVE FORWARD WITH THE BOARD UP. I WAS ALSO CONTACTED BY A PERSON ASKING WHY THEY WERE NOT CONTACT ( LFBR LLC ) EXPLAINED I CONTACTED THE LAW FIRMS FIRST ON THE COMPLAINT FORM.
01/23/2024 COT - ENFC - Code Enforcement - Follow Up Passed RECEIVED A CALL FROM THE OWNER STATING THAT HIS CLEAN UP CREW HAD BEEN OUT ON SATURDAY 1/20/2024 AND STARTED THE CLEAN UP OF THE EXTERIOR OF THE PROPERTYAND COMPLETED IT ON 1/22/24. TODAYS INSPECTION DID FIND ALL REFUSE, TRASH AND DEBRIS HAD BEEN REMOVED FROM THE PROPERTY. PERMIT IS IN THE WORKS FOR DEMOLITION. ALL C/E ISSUES HAVE BEEN ABATED. NOV FOR EXTERIOR CLEAN UP NOT REQUIRED. COMPLIANCE / CLOSE CASE.
