01/23/2023 COT - ENFC - Code Enforcement - Initial In Violation VISITED SITE, C/E AND BOARD UP BEGAN THE PROJECT ON 1/20/2023 AND ONLY COMPLETED 3 UNITS. WE BEGAN THE BOARD UP OF UNIT #2 THE FOLLOWING MONDAY 1/23, PRIOR TO ARRIVING I WAS CONTACTED BY TPD THAT THEY HAD REMOVED 3 PEOPLE FROM THE UNIT, TPD WAS CALLED OUT BY THE NEIGHBOR AND FOUND THE REAR WINDOW ON THE TRAILER HAD BEEN BROKEN OUT AND THE ENTRY POINT FOR THE TRANSIENTS. C/E DBL CHECKED THE UNIT AND MADE SURE THE UNIT WAS CLEARED PRIOR TO BOARDING AND SECURING. ALL OPENINGS WERE SECURED BY BOARD UP (ALL WINDOWS AND DOORS). THERE WERE NO UTILITIES TO THE STRUCTURE. WHEN COMPLETED THE UNIT WAS POSTED "DO NOT ENTER UNFIT TO OCCUPY" ALONG WITH A EMERGENCY VACATE NOV. TPD STATED THEY DO HAVE A NIGHT CREW FOLLOWING UP AND ALL 4 TRAILERS THAT WOULD CONTINUE FOR ABOUT A WEEK. C/E HAS NO FURTHER ISSUES, FIELD NOV INCLUDED PERMITS REQUIRED TO SECURE A PERMIT FOR REPAIR, TO REMOVE OR TO REPLACE THE TRAILER WITH A 30 DAY FOLLOW UP. COPIES OF NOV WERE HAND DELIVERED TO GLENN ST PROPERTIES AND PLACED IN OFFICE DROP BOX AS NOBODY WAS IN THE OFFICE.
06/29/2023 COT - ENFC - Code Enforcement - Follow Up Passed TRAILER PARK WAS SOLD AND CHANED OWNERS APPROX. THE IST OF MAY, BOUGHT 3 TRAILER PARKS OWNED BY MAR PROPERTIES LLC. NEW OWNERS HAVE TAKEN RESPONSIBILITY FOR ALL VIOLATIONS ON THE TRAILER PARK. PREVIOUS INSPECTIONS FOUND 2 TRAILERS HAD ALREADY BEEN REMOVED FROM THE PROPERTY. TODAYS INSPECTION FOUND TRAILER #2 HAD ALSO BEEN REMOVED. ALSO FOUND THE TRAILER PARK HAD BEEN COOMPLETELY CLEANED, ALL GRASS AND WEEDS REMOVED, ALL TRASH AND DEBRIS HAD BEEN REMOVED. I CONTACTED THE NEW PARK MANAGER WHO INFORMED ME THAT A ELECTRICAL EVALUATION HAD ALSO BEEN COMPLETED. SHE ALSO SATATED THAT STARTING JULY 3 A NOTICE WOULD BE SENT OUT ASKING ALL TRAILER OWNERS TO REPLACE ANY BROKEN WINDOWS, MISSING SKIRTING OR DAMAGED EXTERIOR METAL. THEY ARE ASKING OWNER TO ALSO PAINT TRAILERS IF NECESSARY. I MET WITH SUPERVISOR AT THE END OF MAY ASKING IF THE NEW OWNERS COULD BE GIVEN ADDITIONAL TIME BECAUSE OF THE LARGE AMOUNT OF WORK TO BE COMPLETED ALONG WITH TRAILERS BEING REMOVED OR REHABBED READY TO RE OCCUPY. SUPERVISOR AGREED TO CLOSE ALL CASES AND ALLOW OWNERS TO MOVE FORWARD WITH REMOVAL AND OR REHAB OF TRAILERS AND CLEANING OF TRAILER PARK. ONLY ONE TRAILER OF FOUR NEEDS TO BE REMOVED AT THIS TIME, THE PARK LOOKS MUCH CLEANER AT THIS TIME. I WILL MOVE FORWARD WITH CLOSING CASE FOR UNIT #16. I SPOKE WITH MANAGER ASHLEY AND REGIONAL MANAGER TIFFANEYAND INFORMED THEM OF OUR AGREEMENT OF DISMISSING NOV'S FOR REMAINING WORK TO BE COMPLETED WITH THE TRAILERS AS LONG AS THEY MOVED FORWARD AS QUICKLY AS POSSIBLE TO COMPLETED DEMOLITION, REMOVAL OR REHAB OF ALL TRAILERS THAT HAD NOTICES ON THE TRAILERS. BALBOA PARK HAS ONE TRAILER REMAINING. IF WORK COMES TO A HALT CASES WILL BE REOPENED.
