Yavapai Road T99CM01960 The site plan for the subject development has been reviewed by the Engineering Section and is not acceptable for approval. The following comments are offered: 1. The sight visibility triangles (SVT's) do not measure to be the correct length required by Development Standard 3-01.5.3. The SVT's should be shown graphically to scale and their correct lengths should be annotated on the plan. SVT's should be shown for the exit only driveway as well. (Dev. Std. 2-02.2.1.A.10) 2. The main entry driveway should be designed in accordance with Development Standard 3-01.4.3. 3. The 'Exit Only' driveway at the northeast site corner is not an acceptable design. An acceptable driveway with a concrete driveway apron should be provided. All driveway widths should be labeled. (Dev. Std. 2-02.2.1.A.11) 4. The width of the sidewalk along Yavapai Road should be shown. Please indicate where sidewalk is existing and where it is proposed to be constructed with this development. (Dev. Std. 2-02.2.1.A.12) 5. Estimated cut and fill quantities should be shown on the site plan. (Dev. Std. 2-02.2.1.A.17) 6. There appears to be an existing vehicular access route in the vicinity of proposed units 4 and 5 from the church/school property to the east. If there is an access easement or cross access agreement of some kind in effect between these two properties, this access will need to be maintained. (Dev. Std. 2-02.2.1.A.11 and .20) 7. The dimensions from the street monument line of Yavapai Road to the existing curb should be shown on the site plan. (Dev. Std. 2-02.2.1.A.21) 8. All existing curb openings along the Yavapai Road site frontage should be shown on the site plan. Openings not to be used should be called out to be closed. (Dev. Std. 2-02.2.1.A.21) 9. Existing topographic contours at intervals not exceeding two (2) feet and the bench mark used for vertical information based on City of Tucson datum, including city field book and page number, should be provided on the site plan. (Dev. Std. 2-02.2.1.A.23) 10. The callout for the 6-foot CMU dumpster enclosure should include a note that the proposed solid waste collection location and enclosure shall be in accordance with the minimum standards of Development Standard 6-01. 11. The drainage report for this site development must be provided to facilitate review of the drainage items completely. (Dev. Std. 2-02.2.2.C) 12. The site plan should clearly indicate where the sidewalk scupper at the retention basin drains to/from. 13. The retention basins should all be fully dimensioned. 14. There appears to be sidewalk that crosses the two retention basins located along the interior parking spaces. The site plan should clearly show how this is to be achieved. 15. Wall openings should be provided along all perimeter wall for offsite stormwater flow acceptance. |
