T22PRE0222 ADDRESS/PARCEL: 2478 N DESERT LINKS DR ZONING: C-1 COMMENTS: 1) The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development to submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4 and Administrative Manual 2-10. 2)A minimum of 10’ street landscape buffer is required along all public streets per UDC 7.6.4.3a Existing plant material can count toward this requirement, make sure to list size, species, etc on DP submittal. 3) Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. 4) A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. The Rainwater Harvesting Plan shall consist of two elements: a Site Water Budget (PCRFCD Manuel can be used in lieu of the Water Budget Table, the only thing that is missing is water demand for plants, which can be added. See pages 9-16 and Tables 2.2 and 2.3. in the PCFCD Ret/Det Manual), and a Water Harvesting Implementation Plan. Preparation of the Rainwater Harvesting Plan elements requires coordination between project managers, site engineers and landscape architects from the inception of the project. The two elements of the Rainwater Harvesting Plan shall illustrate how water harvesting will meet 50% of annual landscape water demand, as required by the ordinance. Utilize Low Impact Development (LID) standards where possible across the site wherever possible. The grading and commercial water harvesting plans shall match. as much as possible. An existing 8" public water main stub extends from the existing 8" public water main in Desert Links Dr. to, or close to, the NW corner of this property. It is assumed that this development will wish to connect to this existing 8" public water main stub. 3. The Tucson Water Fire Department has required that this building be equipped with an automatic fire suppression sprinkler system. 4. Section BI05.3 of Appendix B to the 2018 International Fire Code states, "For buildings equipped with an approved automatic sprinkler system, the water supply shaII be capable of providing the greater of. a. The automatic sprinkler system demand, including hose stream allowance. b. The required fire flow." 5.
