COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package. The Development Package is a separate submittal from the building permits, and the building permits cannot be approved until the Development Package is approved.
2. The existing zone is C-1 (122-16-234a) and R-2 (122-16-225A). Outpatient Medical Services is permitted within the C-1 zone, subject to Use-Specific Standards 4.9.4.O.2 and 4.9.13.P. To utilize parcel 122-15-225A for expanded parking for the Medical use, a Zoning Examiner Special Exception or Rezoning would be required. Contact John Beall (John.Beall@tucsonaz.gov) for more information on the process and likelihood of success.
3. A lot reconfiguration would be required first or concurrent with the Special Exception or Rezoning.
4. Lot size minimum in R-2 is 5,000 SF.
5. N Alvernon Wy is an Arterial in the Major Streets and Routes Overlay with a proposed width of 120 Feet.
6. Maximum Height is 25 feet (residential) and 30 feet (non-residential) in C-1, and 25 feet in R-2.
7. Setbacks for building additions
a. 10' or 1.5 times the height of the wall facing the lot line for rear and side yards

9. Access Lanes each need to be 24 feet wide. Two-way Parking Area Access Lanes (PAAL) have a minimum of 24 feet.
10. Motor Vehicle Space requirements: 21 Spaces. With possible parking reductions, the requirements could be reduced to meet requirements without using the 2nd parcel to the west. See sections 7.4.5.A & E for information and requirements.
11. Bike Parking Space requirements:
a. Short term: 1 space per 5,000 SF GFA (minimum 2 spaces)
b. Long term: 1 space per 12,000 SF GFA (minimum 2 spaces)

The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. Including:

-Many more trees will be required to be placed within the parking areas (1 tree per 4 parking spaces) udc 7.6.4.B

-A 10’ minimum street landscape border is required along all public streets UDC 7.6.4.C

-Minimum 10’ interior landscape borders are required adjacent to any single-multi family use, regardless of zoning. UDC 7.6.4.C



A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval.

Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design.
Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area.
