7.6 LANDSCAPING AND SCREENING

The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development to submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4 and Administrative Manual 2-10.

A minimum of 5’ landscape buffer is required along Norris.

Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.



7.7 NATIVE PLANT PRESERVATION (NPPO)

The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing plants while allowing for salvage and transplantation of plants on the site that are likely to survive. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted or approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the UDC and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in the NPPO inventory.



4.1.0 COMMERCIAL RAINWATER HARVESTING



A Commercial Rainwater Harvesting Plan is require through the Techincal Standards Manual (TSM) Section 4.1.3.0. A Rainwater Harvesting Plan shall be submitted with all applications for commercial developments at which landscaping is required. The Rainwater Harvesting Plan shall consist of two elements: a Site Water Budget and a Water Harvesting Implementation Plan. Preparation of the Rainwater Harvesting Plan elements requires coordination between project managers, site engineers and landscape architects from the inception of the project. The two elements of the Rainwater Harvesting Plan shall illustrate how water harvesting will meet 50% of annual landscape water demand, as required by the ordinance.

2. The use is Food Service -excluding soup kitchens, which is permitted in the C-1 zone. The development is subject to use specific standards C-1: 4.9.4.M.1 & 5 and 4.9.13.O
3. Vehicular parking requirements are 1 space per 100 sq. ft. GFA and outdoor seating area,
4. Bicycle Parking requirements are 1 space per 2,000 sq ft GFA minimum requirement is 2 spaces for short term parking spaces and 1 space per 12,000 sq ft GFA minimum requirement is 2 for long term spaces required
5. The minimum width of a two-way PAAL is 24 ft.
6. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. Pedestrian access along the street is required. Show complete pedestrian circulation for the site. Grant does not have a sidewalk.
7. Campbell and Grant are both Major Streets; the front setback will be 21' or the Height of the proposed exterior building wall, measured from the back of the existing or future curb location.
8. UDC 7.4.7.B. “1.Each stacking space must be a minimum of nine feet in width and 18 feet in length. 2.The stacking area for drive-through lanes must not cross on-site pedestrian access.” UDC 7.4.6.F.2.a “Access lanes and PAALs must be setback at least one foot from: (2) A structure when the access lane or PAAL serves as a drive-through lane.”
