COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The use is Food service, which is permitted in the C-3 zone.
3. Vehicular parking requirements are 1 space per 100 sq. ft and outdoor seating area.
4. Bicycle Parking requirements are Short-term parking 1 space per 2,000 Sq ft GFA , the minimum requirement is 2 spaces , Long 1 space per 12,000 sq. ft. GFA, the minimum requirement is 2 spaces;
5. This site will not meet the required parking spaces, The Infill Incentive District overlay may be used to reduce the parking requirement.
6. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. Pedestrian access along the street is required. Show complete pedestrian circulation for the site. Grant does not have a sidewalk.
7. Maximum height in the C-3 zone is 75ft.
8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
9. My recommendation is to do the TI as a separate submittal from the proposed roof top structure.
