7.6 Landscaping and Screening
The Unified Development Code (UDC) requires all new development or expansions of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

• A 10’ minimum street landscape border is required along all public streets

7.7. Native Plant Preservation
The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive.
A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in NPP inventory.

By far, the easiest way to meet this requirement is to set aside 30% of the lot for Natural Undisturbed Open Space (NUOS).

An Environmental Resource Report is required for any regulatory washes (>100cfs) on site. There is a potential ERZ wash in the northeast section of the property.

Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening
1. Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. First flush volumes should be directed to landscape areas. See pages 9-16 and Tables 2.2 and 2.3. in the PCFCD Ret/Det Manual (link below). The tables 2.2 and 2.3, pages,12-13 in the PCRFCD Manuel can be used in lieu of the Water Budget Table, the only thing that is missing is water demand for plants, which can be added. Make sure units match.

Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. Requires Change

1. No existing public water mains currently extend to this site. The nearest existing public water main is the existing 8" PVC water main in Distribution Way that serves the building just south of the SE corner of this site.

2. This existing public water main cannot provide a fire flow of more than 1500 gpm without the water velocity in this pipe exceeding 11 fps, which is Tucson Water's maximum allowable water velocity.

3. An extension of the public water main in Distribution Way was shown on the Linzer Products development package prepared by Grenier Engineering, Inc. (520-326-7082) that was submitted to PDSD under DP22-0255. This proposed public main extension would create a loop between the end of the public water main in Distribution Way and a second connection point in Tucson Water's existing distribution system. Once built, this proposed public water main extension would bring additional water to the SE corner of this contractor storage yard, and it may allow Tucson Water to deliver a fire flow of 2000 gpm to the contractor storage yard. But this cannot be said with certainty until such time that Tucson Water has had a chance to review a water master plan for this proposed water main and hydraulically model the proposed Linzer Products public water mains. Please note that Tucson Water's New Area Development Unit has not yet received a water master plan for the proposed public water mains on the Linzer Product's site to review.

4. If an on-site fire loop with fire hydrants is required within this contractor storage yard, it must be constructed as public water mains with public fire hydrants if possible, so that the City can be assured that the fire hydrants receive the preventative maintenance they require. This would require the design the on-site fire loop of public water mains to be reviewed and accepted via Tucson Water's water master plan and water design plan review processes.

5. Tucson Water will reluctantly consider allowing the fire loop on the contractor storage yard to be constructed as a private fire loop, supplied by a properly sized private fire water storage tank and private fire pump, if and only if, both of the following conditions are met:
a. The proposed new public water mains for the Linzer Product site does not allow Tucson Water to deliver a fire flow 2000 gpm to this contractor storage yard, and
b. The required fire flow for the contractor storage yard cannot be reduced to a value that Tucson Water's existing distribution system can deliver.
