Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. Personal Storage is an allowed use and is subject to use specific standards 4.9.10.C and 4.9.13.O. a. All walls or doors visible from adjacent streets and residential properties shall be surfaced with a non-reflective material. b. The maximum permitted individual unit size is 200 square feet of floor area c. Razor or barbed wire shall not be used. d. The facility's exterior facade visible from adjoining residential properties or street frontage shall be earth tone in color and of masonry, stucco, or similar materials. 3. Site changes to a commercial development are required to be shown on a Development Package, for minor changes see: https://www.tucsonaz.gov/files/pdsd/forms/Minor_Changes_to_Commercial_Industrial_Sites_.pdf 4. Pedestrian connection must be provided from the building to the adjacent Right of Way. 5. An existing 8" cement asbestos water main that was constructed under Tucson Water Plan No. 061-1971 lies just south of the main building. This plan also shows an 8" public sewer line, paralleling the water main for most of its length. And power lines paralleling the water main for a shorter distance. Although this plan shows these public utility lines in a public utility easement, I have been unable to find any record of any recorded public utility easement every having been granted over them. 2. If the Applicant cannot produce a recorded public utility easement over these public utility lines during the rezoning process, Tucson Water requests that a condition be added to the rezoning that requires the recordation of an adequate public utility easement over these public utility lines within 1 year of Mayor and Council's approval. 3.
