The Tentative Plat needs to be approved prior to approval of the Final Plat, and the Final Plat needs to be approved prior to approval of building permits.
2. Single-Family Residential is a permitted use in the existing zone (SR) and proposed zone (RX-1), subject to 4.9.7.B.6,.8, & .9.
3. Approval of Tentative Plat is contingent upon meeting rezoning conditions of C9-18-08.
4. Setbacks in Proposed RX-1: 20' from rear and side. Setbacks in Existing SR: 25' from the side and rear.

7.7. Native Plant Preservation – Required during Tentative Plan OR when lots are developed

The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive.
A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in NPP inventory.

By far, the easiest way to meet this requirement is to set aside 30% of the lot for Natural Undisturbed Open Space (NUOS).

Tentative Plat: Machen Estates

Change Required

1. Tucson Water's Remote Meter Policy requires that each of the four (4) proposed lots have a minimum of 15' of real property frontage onto a public street, private street, public alley, or public water easement that contains a public water main.

2. Proposed Lot 2 does not meet this requirement. It has no real property frontage on Brown Avenue where the existing 6" water main is located. It only fronts Magdelena Road, and there is no public water main in that portion of Magdelena Road.

3. To subdivide this parcel as shown, the owner developer will need to construct approximately 200' of 6" public water main in the Magdalena Rd. right of way at his or her own expense to bring water to Proposed Lot 2

4. If Proposed Lot 2 can be reconfigured as a "flagpole lot" so that it has a minimum of 15' of real property frontage onto Brown Avenue, the need to construct a new public water main to serve Proposed Lot 2 can be avoided.

5. NOTE: A private water easement from Brown Avenue across Proposed Lot 3 to Proposed Lot 2 will not be permitted. Such an easement is not considered 'real property frontage."
