Could not find much information on the total number of approved MH on this lot however historic permit number H000012394 may provide some information that might help (dated 1962)

Setbacks for the rear and side yard in an MH-1 zone are 6’ or 2/3 * Height (whichever is greater). Setbacks are measured from structure to property line.

Density calculations for the MH-1 Zone are 8 units per acre, with a maximum lot coverage of 70%

The portion of the lot that is being developed will need to be code compliant. If the additions are greater than 25% gross floor area of the entire site, then the entire site will be required to be brought up to code. If you can provide documentation showing that areas were previously approved as buildable then those areas will not count towards that expansion percentage.

1. Tucson Water's New Area Development Unit has no objections to the proposed new development and offers the following comments for your convenience.

2. The majority of the existing Mesa Ridge development is served by an on-site private water distribution system connected to an existing 4" master water meter that measures water obtained from a 12" water main in Tucson Water's existing distribution system.

3. The area of the proposed development is served by the on-site private water distribution system. This area is not directly served by Tucson Water. Tucson Water is unable to comment on the capacity of the on-site private water distribution system to serve the proposed new development.

4. Tucson Water's existing distribution system has the capacity necessary to serve the proposed new development. Should there be a capacity issue associated with the existing 4" master water meter, the owner/developer of the project may have it replaced with a larger or different type of water meter at his or her own expense, by contacting Tucson Water's New Services section by sending an e-mail to TW_Common@tucsonaz.gov.
