The site is zoned C-1 and the proposed use is food service which is permitted subject to use specific standards 4.9.4.M.1 and .5, and 4.9.13.O. 3. The parking ratio for food services is 1 space per 100 square feet of gross floor area plus outdoor seating area. Demonstrate that the entire site has sufficient parking to meet the minimum parking requirements per UDC 7.4.4. 4. Ensure all two-way Parking Area Access Lanes (PAAL) are a minimum of 24' wide. 5.
