Per 4.9.3.D.4 - Outdoor activity shall be held more than 50 feet away from the property line where adjacent to R-3 or more restrictive zoning. The use of loudspeakers, amplifiers, or similar type equipment outdoors is not permitted on the school site within 100 feet of the property line where adjacent to R-3 or more restrictive zoning. b. Per 4.9.3.D.6 - The minimum building setback from all property lines adjacent to R-3 or more restrictive zoning is 20' unless the setback requirements of the applicable zone is greater. 3. The street yard setback along Prudence to the west is the greater of 21' or the height of the proposed, adjacent structure (the fence for the baseball field) measured from the back of the future or existing curb, unless the proposed fence complies with UDC 6.6.2.I. 4. A lot combination processed through the county may be required, if you plan to keep them separate then a Covenant Regarding Development and Use of Real Property is required and shall be recorded with the Pima County Recorder's Office. 5. Lot coverage is the percentage of the site that is covered by buildings, vehicular use area, and storage areas. The maximum lot coverage for educational uses in the RX-1 zone is 15%. a. Pedestrian facilities, access lanes, parking spaces, and improved and unimproved vehicular use area are included in the lot coverage calculation. 6. Easements can be established privately with the subject property and the party with interest in the easements and then recorded with Pima County Recorder's Office, they will provide you with a recordation sequence number and you will add that recordation number to your plans reflecting the change in the utility easement. 7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. T22PRE0140 ADDRESS/PARCEL: 7525 E Speedway Blvd ZONING: O-3, RX-2 7.6 Landscaping and Screening The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. " A 10' minimum street landscape border is required along all public streets " Minimum 10' Interior landscape borders are required adjacent to any single-multi family use, regardless of zoning. Recommend leaving the existing vegetative screen in place on the north and east sides of the property " Solar panels for parking area exempts the requirement for parking lot trees Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40' of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. 7.7. Native Plant Preservation A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in NPP inventory. Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual - Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. Tucson Water has existing 8" water mains on existing parcel 133-13-005E which crosses the south end of this parcel from Prudence Road to the Fremont Avenue alignment, and then north and south in the Fremont Avenue alignment. 2. These existing water mains are shown on Tucson Water's SE051315 valve map, which can be obtained by sending a request for it to TWMapInfo@tucsonaz.gov 3. Some of these existing water mains are in existing easements. Some are not. If the ownership of APN133-13-005E is to be changed, the new owner of this parcel will need to grant public water easements over these existing water mains. 4. These existing water mains have fire hydrants located on them in the areas that Desert Christian High School is proposing to use as athletics fields. Any abandonment of these fire hydrants and/or existing water mains will have to be proposed in the form of a water master plan and approved by both the Tucson Fire Department and Tucson Water. 5.
