7.6 Landscaping and Screening
The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

" A 10' minimum street landscape border is required along all public streets

Trees are required to be integrated into the parking areas. Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40' of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.

Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual - Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening
Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design.
Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. 1. Tucson Water’s New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience.

2. The closest water main to this project is an existing 12-inch PVC water main in the west bound lanes of Grant Road, constructed in 2018 under Plan Number 083-2013. Two existing 2-inch copper water service lines extend from this water main to the southeast corner of this property. One appears to terminate at an inactive 2-inch water meter and the other appears to terminate at a recently active 1½-inch meter meter.

3. Any new fire hydrant or fire service line needed for this project will need to connect to the existing 12-inch water main in Grant Road.

4. There is a pavement cut moratorium on Grant Road. See the City of Tucson Dept. of Transportation and Mobility’s Public Utility Administration Manual and contact the DOTM regarding any moratorium pavement patch requirements that will apply if you need to make a new connection to the existing 12-inch water main in Grant Road.
