| 05/25/2022 | SBEASLE1 | TUCSON WATER NEW AREA DEVELOPMENT | REVIEW | Denied | 200 - 230 pm - T22PRE0105 - 1231 N BELVEDERE Block Plat, 1231 and 1235 N. Belvedere Rd 1. Tucson Water's Remote Meter Policy prohibits the private water service line for Lot 1 to lie within a private easement on Lot 2. 2. To comply with Tucson Water's remoted meter policy, one of the following must occur: A. Lot 1 be re-configured as a 'flagpole' lot, so that it will have a minimum of 15' of real property frontage on Belvedere. The private water service line serving Lot 1 would then lie completely within Lot 1, and the existing water meter for both Lot 1 and Lot 2 could remain where they are. Lot 2 would be smaller, but no access/egress or utility easements across Lot 2 would be needed. B. If the owner/developer of APN 122120640 wishes to split this lot as proposed in the submitted drawings, he or she would need to: i. Grant the proposed 15' private access/egress easement on Lot 2 to all future owners of Lot 1 ii. Grant a 15' public water easement over the proposed 15' private access/egress easement on Lot 2 to the City of Tucson iii. Remove the existing water meter and private water service line currently serving the 1235 residence. iv. Construct a new 4" public water main within the 15' public water easement on Lot 2 from the public water main in Belvedere to the eastern edge of Lot 1, and v. Relocate the water meter for the 1235 residence to the eastern edge of Lot 1 (i.e. the west end of the new 4" water main). 3. The above comments are based on the limited preliminary information provided by the applicant and should not be construed as a complete review of the proposal.
