Development must comply with the Administrative Manual Section 2-06 - Development Package. Building permits may be submitted currently with the DP; however, the DP must be approved prior to the approval of the associated building permits. 2. Automotive Service and Repair, Minor is a permitted land use in Sub-Area A of PAD-15, subject to UDC use-specific standards 4.9.4.F.3 & .4. 3. Per Table D of the PAD-15 document, the minimum required setback along Park Avenue is 20 feet, measured from the proposed exterior building wall to the property line. 4. South Park Avenue has a proposed width of 120 feet. Ensure the proposed front street setback reflects the proposed ROW width. 5. Maximum building height in Sub-Area A is 40 feet. 6. Per C.2.2.C.4.b.i, a minimum of 4.5 spaces for each 1,000 sq. ft. gfa is required across Sub-Area A of the PAD. 7. Per UDC 7.4.7.B.2, stacking spaces may not impede on-site traffic circulation and ingress to and egress from the project site. 8. Demonstrate that the ADA parking space provided is meeting required widths. For ADA van accessibility, either an 11-foot-wide parking space, or an eight-foot-wide parking space in combination with an eight-foot-wide adjacent access lane, is required. 9. Ensure compliance with Technical Standards Manual Section 7-01.4.3. All sidewalks must be a minimum of four feet wide and installed to avoid any obstruction which decreases the minimum width to less than four feet. 10. Pedestrian is required to connect all areas of development within the site and to adjacent street frontage, including to the trash enclosure. 11. Ensure access standards found in Section 7.8 of the UDC and Sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. 12. Prior to the submittal of a development package, the developer must procure a letter of recommendation from the Bridges Design Review Committee. 13. T22PRE0099 ADDRESS/PARCEL: 3201 S Park Ave ZONING: PAD-15 7.6 Landscaping and Screening The Unified Development Code (UDC) requires all new development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. Make sure that landscape conforms to PAD-15 requirements. Maximize water harvesting.
