Comments:
1. We will need a TIA (Traffic Impact Analysis) for this development.
2. Curb returns on arterial streets cannot be 10' nor 20'. 25' radius is the minimum. (Both Speedway and 6th Ave. are MS&R Arterial streets.)
3. New curb access ramps per P.A.G. standard 207 are required at each curb return.
4. Existing sidewalk may remain if it is compliant with current standards.
5. Any existing sidewalk which is less than 4' wide needs to be corrected to 5' wide.
6. New sidewalk along the property frontage to be 6 Ft wide and per P.A.G. standard 200.
7. New concrete curb per P.A.G. standard 209.
8. Existing curb access ramp at the SW corner of 6th Ave./ Speedway Blvd. may remain if it is withing current standards. New curb access ramp per P.A.G. standard 207.
9. Existing curb cuts to be closed if they're not going to be used. Close curb cuts with P.A.G. standard 209 curb and P.A.G. standard 200 sidewalk.
10. Existing curb cut "driveway aprons" may be used if within current standards. If not replace with P.A.G. standard 206 driveway apron.
11. Protect traffic signal poles in place.
12. At least one sidewalk is required from each street on which the project has frontage, connecting the property to the ROW
13. Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 60" X 60" ADA landing is required (this at curb returns or a type 1 curb access ramp) (60" X 6" Landing not to exceed 2% cross slope in all directions.)
14. 3' minimum buffer between curb and sidewalk, unless ROW is limited.
15. Protected bike lane in design with DTM for 6th Ave. Parking along 6th Ave. will not be allowed.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. If there is no internal or external seating the use will be considered "Food and Beverage Sales", seating is provided then the use will be considered "Food Service". Both uses are allowed uses in the C-2 zone.
3. The maximum allowed height in the C-2 zone is 40'.
4. The required setbacks on the side and rear yards are 0'.
5. A lot combination will be required or a Covenant Regarding Development and Use of Real Property. Building does not allow lot lines to cross buildings.
6. Speedway Bl and 6th Ave. are a Major Street & Routes (MS&R), this development will need to comply with MS&R setbacks on the street sides of the development. The MS&R setback requires that the development be setback 20' or 1.5 the height of the proposed wall, whichever is greater, measure from the back of the future curb location.
7. Speedway is proposed to be widened to 120', the site will need to comply with future ROW width. The future ROW will be taken from both sides of Speedway, measure 60' from the centerline of Speedway to determine the future ROW location.
8. Parking requirements are as follows:

7.6 Landscaping and Screening
The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

• A 10’ minimum street landscape border is required along all public streets

7.7. Native Plant Preservation
The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive.
A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in NPP inventory.

Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening
Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design.
Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area.
