COMMENTS:
1. Development must comply with the Administrative Manual Section 2-07.0.0: Final Plat, Block Plat, Minor Subdivision, and Condominium Plat Applications.
2. If the owner elects to split the lot into two parcels a Minor Subdivision will still be required, the site is in an existing subdivision and had previously been split.
3. N Fairview Av is a Major Street and Route (MS&R), the street side will need to comply with MS&R setbacks. MS&R setbacks are determined by the ADT of the road, see table 6.4.5.C-1 (https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-5192)
4. N Fairview Av is proposed to be widened, reach out to the Department of Transportation and Mobility to see if this road is planned to actually be widened. You will need to either comply with the widening, or submit a supplemental site showing how the site will comply with the widening if it occurs.
5. Once the Minor Subdivision is approved by Mayor and Council, the building permits will be able to be approved.
6. The proposal is adequate to proceed with submittal of a Minor Subdivision application.

7.7. Native Plant Preservation
The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive.
A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in NPP inventory.

By far, the easiest way to meet this requirement is to set aside 30% of the lot for Natural Undisturbed Open Space (NUOS).
