Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposed use for the Drive-thru oil change shop is Commercial-Automotive-Minor Service and Repair. It is only permittable through the Zoning Examiner Special Exception Procedure per 3.4.3 of the UDC. The development is subject to use specific standards 4.9.4.F.2, .3, .4, & .5 and 4.9.13.O 3. Archeological documentation is required for the demolition of structures greater than 50 years old. 4. The vacation of the right of way must be processed through the city of Tucson Real Estate Department. 5. E 22nd street and Avenida Polar are both subject to Major Street and Route setbacks of 21' from the back of the existing or future curb. 22nd appears fully built out. 6. Ensure ADA width requirements of 16' are met. 7. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. T22PRE0085 ADDRESS/PARCEL: 1201 S Avenida Polar ZONING: C-1 7.6 Landscaping and Screening The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. • A 10’ minimum street landscape border is required along all public streets • Minimum 10’ Interior landscape borders are required adjacent to any single-multi family use, regardless of zoning Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design.
