Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The use appears to be a Commercial Storage development, which is allowed in the I-1 zone. The following use-specific standards apply: 4.9.10.A and 4.9.13.Q. The use specific standards touch on adjacency to residential zones. The parcels are adjacent to the R-2 zone to the west. 3. A replatting of the entire area is required before the Development Package can be approved. 4. The vacation of the right of way must be processed through the city of Tucson Real Estate Department. 5. Ensure the rezoning conditions found in C9-14-08 are observed. 6. Vehicular parking for the storage use is as follows: "1 space per 5,000 sq. ft. GFA, plus 1 space per 5,000 sq. ft. of outdoor storage area for the first 20,000 sq. ft. of outdoor storage area, plus 1 space per 10,000 sq. ft. of outdoor storage area over 20,000 sq. ft. of outdoor storage area" (Table 7.4.4-1) 7. T22PRE0081 ADDRESS/PARCEL: 2621 N Jackrabbit Ave ZONING: I-1 7.6 Landscaping and Screening The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. • A 10’ minimum street landscape border is required along all public streets *• An Environmental Resource Report will be required if proposing any disturbance to the riparian areas or within washes that have greater than 100cfs discharge. Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. 7.7. Native Plant Preservation The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in NPP inventory. Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area.
