The proposed use for multifamily residential is permitted in the R-2 zone with the following use-specific standards: 4.9.7.B.6, .9, & .10 3. The proposed use is permitted in the C-1 zone without use-specific standards 4. Per the zoning administrator, the average zoning density allowed may not be averaged over the entire site. To dispute, a records search and documentation would be required. 5. 1.4.2.E of the UDC can be applied to encroach into the adjacent zone. 6. The provided perimeter yard setbacks appear correct. 7. R-2 7.6 Landscaping and Screening The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. • A 10’ minimum street landscape border is required along all public streets • Minimum 10’ Interior landscape borders are required adjacent to any single-multi family use, regardless of zoning • FLD Projects have additional landscape requirements, see 8.7.3.F.,G,& H. 7.7. Native Plant Preservation The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area.
