7.6 Landscaping and Screening
The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

• A 10’ minimum street landscape border is required along all public streets

7.7. Native Plant Preservation
The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive.
A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in NPP inventory.

By far, the easiest way to meet this requirement is to set aside 30% of the lot for Natural Undisturbed Open Space (NUOS).

An Environmental Resource Report is required for any wash that is > 100cfs.

Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening
Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design.
Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. 1. I am not quite sure what a 'vacuum enclosure' is, but if it involves constructing walls or locating unmovable equipment within the existing 15' public water easement on the property, a 'vacuum enclosure' may not be located within this easement.

2. The same kind of thing is true for the trash enclosure: If it involves constructing walls within the existing 15' public water easement on the property, it may not be located within this easement.

4. At least one sidewalk is required from each street on which the project has frontage, connecting the property to the ROW
5. Sidewalks are required adjacent and parallel to any access or PAAL lane (each driveway/ PAAL entry)
6. Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 60" X 60" ADA landing is required (this at curb returns or a type 1 curb access ramp) (60" X 6" Landing not to exceed 2% cross slope in all directions.)

1. Development must comply with the Administrative Manual Section 2-06 - Development Package. The development package and the building permits can be submitted concurrently, however the DP must be approved prior to the approval of the building permit.

2. The site is zoned I-2 and the proposed use, Automotive Washing - Self Service is permitted subject to use specific standard 4.9.13.Q (UDC .

4. The maximum permitted height is 75' (UDC Table 6.3-5.B Dimensional Standards Exceptions).

6. Houghton is a Major Street and Route; therefore the site is considered within a Developing Area for the purposed of determining street yard setbacks (UDC 6.4.5.C).

a. The minimum street yard setback along Houghton Road is the greater of 21' or the height of the proposed wall measure from the exterior of the structure to the back of the existing or future curb location. Contact the department of transportation and mobility to identify the future curb location.

b. The minimum street yard setback along Meadow Willow Trail is the greater of 21' or the height of the proposed wall measured from the outside edge of the nearest adjacent travel lane.

7. No vehicle parking spaces are required for Automotive car washing self-service. No bicycle parking is required for Automotive car washing self-service (UDC 7.4.4)

8. Automotive car washing self service requires a minimum of 1 vehicle stacking space, each being a minimum of 9' wide by 18' long (UDC 7.4.7)

9.Demonstrate compliance with TSM 7-01, Pedestrian Circulation - A pedestrian circulation path that is a minimum of 4' wide and ADA compliant is required to connect all areas of development and to any adjacent street frontage.
