T22PRE0070 ADDRESS/PARCEL: 1995 E Ajo Way ZONING: I-1 7.6 Landscaping and Screening The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. • Trees will be required to be placed within the parking areas • A 10’ minimum street landscape border is required along all public streets, however, existing landscape can count towards the required buffer. Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience. 2. The proposed Dunkin Donut building does not front an existing water main, and the closest public water mains are 120-160 feet away. The owner/developer of this project will need to construct a short public water main to serve this building, if a fire suppression sprinkler system is to be installed in this building. And installing a short public water main that can also serve the existing lots southeast of the proposed Dunkin Donut building, may not be that much more expensive than installing just a water service line to the proposed Dunkin Donut building. 3. The above comments are based on the limited preliminary information provided by the applicant and should not be construed as a complete review of the proposal.
