7.6 Landscaping and Screening
The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

• Trees will be required to be placed within the parking areas
• A 10’ minimum street landscape border is required along all public streets

Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.


Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening
Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design.
Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The use is Automotive - Service and Repair, Major, which is permitted in the C-2 zone. The development is subject to use specific standards C-2: 4.9.13.E
3. Vehicular parking requirements are 1 space per 300 sq. ft. GFA, 12 spaces are required with 1 being an accessible parking space
a. A cross-access parking agreement with 780 W Grant can be made to help with the required parking.
4. Bicycle Parking requirements are 2 short term parking spaces and 2 long term spaces required
5. The minimum width of a two-way PAAL is 24 ft.
a. Angled parking may be an option if PAAL minimum width is met.
6. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. Pedestrian access along the street is required. Show complete pedestrian circulation for the site. Grant does not have a sidewalk.
a. A pedestrian refuge area is required for the new storage building.
b. The pathway from the Accessible parking space to the front door needs to be a sidewalk. Sidewalks associated with PAALs must be physically separated from any vehicular travel lane by means of curbing, grade separation (minimum six inches), barriers, railings, or other means
7. Permit T07CM04213 was withdrawn, The storage and the addition never got permitted. This expansion will require the entire site to be up to code.
8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
