Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The use appears to be Commercial Storage. Commercial Storage is a permitted land use in the I-2 zone, subject to use-specific standards 4.9.10.A and 4.9.13.Q. 3. East Old Vail Road is classified as a Major Street and Route (MS&R). MS&R setbacks will apply to all streetside setbacks. 4. East Old Vail Road has a proposed width of 90 feet. Proposed front street setbacks must reflect the proposed ROW width. 5. Minimum side perimeter yard setbacks when adjacent to a non-residential zone is 0'. The minimum required setback to the south (zoned RX-1 residential) is two-times the height of the proposed exterior building wall. 6. Parking is required at 1 space per 5,000 sq. ft. gfa, plus 1 space per 5,000 sq. ft. of outdoor storage area for the first 20,000 sq. ft. of outdoor storage area, plus 1 space per 10,000 sq. ft. of outdoor storage area over 20,000 sq. ft. of outdoor storage area. Refer to Table 7.4-1. The proposed building requires 2 vehicle parking spaces. 7. Short-term bicycle parking is not required for Commercial Storage land uses. 8. Long-term bicycle parking required at 1 space per 40,000 sq. ft. gfa; minimum required is 2 spaces. 9. The site is located within Airport Departure Corridor 3 and Noise Control District A. Development must comply with 5.6.6.A and 5.6.8.C. 10. Ensure compliance with Technical Standards Manual Section 7-01.4.3. All sidewalks must be a minimum of four feet wide and installed to avoid any obstruction which decreases the minimum width to less than four feet. 11. Ensure access standards found in Section 7.8 of the UDC and Sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. 12. Ensure that the annexation conditions in annexation case C9-64-84 are met at the time of development. 13. T22PRE0068 ADDRESS/PARCEL: 141-18-520C, 9338 E Old Vail Rd ZONING: I-2 7.6 Landscaping and Screening The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. • Trees will be required to be placed within the parking areas • A 10’ minimum street landscape border is required along all public streets Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. 7.7. Native Plant Preservation A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in NPP inventory. Please provide the previous NPPO for this site, otherwise mitigation will be required for all disturbed areas. Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area.
