T22PRE0063 ADDRESS/PARCEL: 132-16-600A ZONING: I-1, R-2 7.6 Landscaping and Screening The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. • Many more trees will be required to be placed within the parking areas. The rate is 1 tree/4 parking spaces, not 1/8. • A 10’ minimum street landscape border is required along all public streets. • Minimum 10’ Interior landscape borders are required adjacent to any single-multi family use, regardless of zoning. • Turf is only allowed in the “mini-oasis” area and is limited to 2.5% of the site. UDC 7.6.4.A.4.c.2 7.7. Native Plant Preservation The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in NPP inventory. Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. No connections will be allowed to the existing 36" water transmission line in Park Avenue. All new connections for potable, irrigation and fire suppression water must be made the existing 8" water mains in Fair Street and Park Avenue. 3. Please consider utilizing rainwater harvesting to obtain most, if not all, of the water needed for irrigation purposes. Tucson Water has an incentive program for installing rainwater harvesting systems which this project may qualify for.
