FIRE HYDRANTS
507.5.1 Where required.
Where a portion of the facility or building hereafter constructed or moved into or within the jurisdiction is more than 400 feet from a hydrant on a fire apparatus access road, as measured by an approved route around the exterior of the facility or building, on-site fire hydrants and mains shall be provided where required by the fire code official.

Exceptions:

1. For Group R-3 and Group U occupancies, the distance requirement shall be 600 ft.

2. For buildings equipped throughout with an approved automatic sprinkler system installed in accordance with Section 903.3.1.1 or 903.3.1.2, the distance requirement shall be 600 feet.

507.5.1.1 Hydrant for standpipe systems.
Buildings equipped with a standpipe system installed in accordance with Section 905 shall have a fire hydrant within 100 feet of the fire department connections.

Aerial Fire Apparatus Access Roads
D105.1 Where required.
Where the vertical distance between the grade plane and the highest roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be provided.

D105.2 Width.
Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof.

D105.3 Proximity to building.
One or more of the required access routes meeting this condition shall be located not less than 15 feet and not greater than 30 feet from the building, and shall be positioned parallel to one entire side of the building. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official.

7.6 Landscaping and Screening
The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.

7.7. Native Plant Preservation
The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive.
A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval.

By far, the easiest way to meet this requirement is to set aside 30% of the lot for Natural Undisturbed Open Space (NUOS).

Development on a parcel affected by the ERZ (UDC 5.7.4) that leaves the 100-year floodplain undisturbed has no further requirements other than temporary barrier fencing to prevent damage from construction activities. Any development on a parcel affected by the ERZ that will encroach into the 100-year floodplain requires a Environmental Resource Report prepared by a qualified professional to define the resource corridor and critical riparian habitat. If disturbance of the critical riparian habitat is proposed, a mitigation plan must be submitted and approved before disturbance may occur. An Environmental Resource Report is required for any wash that is > 100cfs.

Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening
Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design.
Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. 1. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience.

2. The closest public water mains to which this project may connect are the existing 12" cement asbestos water main (PN 223-1984) along the north edge of the property in the Littletown Road alignment, and the existing 12" PVC water main (PN 103-2001) in Wilmot Road.

3. The requirements for any on-site fire suppression system will be determined by the Tucson Fire Department (TFD). An on-site fire loop of public water mains will likely be required to serve Buliding A, and Tucson Water's normal Water Master Plan and Water Design Plan requirements will apply to the design of the on-site fire loop.

4. The TFD will need to answer your question about whether an electric fire pump may be used.

5. There is no requirement to utilize reclaimed water for irrigation purposes, and there are no reclaimed water mains in the immediate area of this project. Tucson Water does have an incentive program for installing rainwater harvesting systems, however, and the harvested rainwater may be used for irrigation. 6. It is not possible to determine what water line permits will be required for this project from the information provided.
