A Zoning Examiner Special Exception Procedure is required. The applications for the DP and the ZE Special Exception Procedure can be processed concurrently, however, Zoning cannot approve the DP prior to approval or the ZE Special Exception. 2. The proposed use is Civic Use Elementary and Secondary which is permitted in the SR zone, subject to use specific standards 4.9.3.D (table 4.8-1). 3. Commercial Use Day Care with Unlimited Maximum of Children requires a Zoning Examiner Special Exception Procedure, subject to use specific standards 4.9.4.H.1-5, .7.f, & .8 (t5able 4.8-1). 4.9.4.H.5 - Min. distance of outdoor recreation areas, includig, but not limited to, swimming and wading pools, ball fields, and playground equipment, to any adjacent property in R-3 or more restrictive zoning shall be 25'. Where abutting a street or alley, the setback shall be measured to the centerline or a right-of-way. A wall shall be required between a recreation area provided on site and adjacent to R-3 or more restrictive zoning. 4. If the bicycle and vehicle parking requirement for the portion of the site used for the Day Care Use exceeds the parking requirement for the use it is replacing (Educational Use), then parking dedicated to the proposed use (Day Care) must be compliant with UDC 7.4. 5. The minimum required vehicle parking ratio for Educational Use Grades K - 8 is 1 space per 10 students plus 1 space per 300 sq ft of floor area in office use (Table 7.4.4-1). 6. The minimum required vehicle parking ratio for Day Care Use is 1 space per 300 sq ft of gross floor area (GFA). (Table 7.4.4-1). 7.The minimum required bicycle parking ratio for Educational Use Grades K-12 is 1 short-term bicycle space per 20 students of planned capacity, and 1 long-term space per 10 employees plus 1 space per 20 students of planned capacity (Table 7.4.4-1). 8. The minimum required bicycle parking ratio for Day Care is 1 short-term space per 40,000 sq ft of GFA and 1 long-term space per 12,000 sq ft GFA (table 7.4.8-1). 9.The comments provided are preliminary and are not to be assumed as a complete review of the proposal. Approved automatic sprinkler systems in new buildings and structures shall be provided in the locations described in Sections 903.2.1 through 903.2.12. Fire Alarm and Detection Systems 907.2 Where required-new buildings and structures. An approved fire alarm system installed in accordance with the provisions of this code and NFPA 72 shall be provided in new buildings and structures in accordance with Sections 907.2.1 through 907.2.23 and provide occupant notification in accordance with Section 907.5, unless other requirements are provided by another section of this code. FIRE HYDRANTS 507.5.1 Where required.
