Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. • 10’ Street landscape border is required along 12th Ave and W Calle Alvord, existing vegetation can be used for this requirement • 5’ screen required adjacent to recreation areas • 30” screen or wall required on 12th where parking is located Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to provide shade on asphalt. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. 7.7. Native Plant Preservation The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. By far, the easiest way to meet this requirement is to set aside 30% of the lot for Natural Undisturbed Open Space (NUOS). Except as provided below for charter schools, the minimum required site area for educational uses in residential zones is five acres , unless a greater site area is required in Art. 6: Dimensional Standards and Measurements, or the ratio of 1,452 square feet of site area for each student proposed for the school, whichever is greater, up to a maximum of ten acres for elementary schools (Grades K-6), 20 acres for middle schools (Grades 7 and 8), and 40 acres for high schools (Grades 9-12). For the purposes of this requirement, the number of students applied in this calculation is the number for which the school has been approved by the authorizing agency. If a maximum number of students is not stipulated as part of the approval from the authorizing agency, then the number used in the calculation are the amount proposed by the applicant. All outdoor activity shall be held more than 50 feet away from the property line where adjacent to R-3 or more restrictive zoning . The minimum building setback from all property lines adjacent to R-3 or more restrictive zoning is 20 feet, unless the setback requirements of the applicable zone is greater. Building setbacks may be reduced from the 20 feet to the setback required under the applicable zone if there are no openings on the side of the building adjacent to R-3 or more restrictive zoning . If the building wall is parallel to the property line , only that side of the building facing the property line cannot have any openings. If the building is not parallel to the property line , there cannot be any openings within 20 feet of the property line . For the purposes of this section, “no openings” means all windows and doors are closed by fixed walls or nonoperable windows. Where openings are not allowed, an emergency exit door, which can only be opened from inside the building and has an alarm, is allowed. Approved fire apparatus access roads shall be provided for every facility, building or portion of a building hereafter constructed or moved into or within the jurisdiction. The fire apparatus access road shall comply with the requirements of this section and shall extend to within 150 feet of all portions of the facility and all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building or facility. 507.5.1 Where required. Where a portion of the facility or building hereafter constructed or moved into or within the jurisdiction is more than 400 feet from a hydrant on a fire apparatus access road, as measured by an approved route around the exterior of the facility or building, on-site fire hydrants and mains shall be provided where required by the fire code official. Exceptions: 1. For Group R-3 and Group U occupancies, the distance requirement shall be 600 ft. 2. For buildings equipped throughout with an approved automatic sprinkler system installed in accordance with Section 903.3.1.1 or 903.3.1.2, the distance requirement shall be 600 feet. 507.1 Required water supply.
