Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Update the structural design notes on sheet A1 to include the minimum designed wind speed to be 115 mph per 3 second gust and the seismic category B. 2018 IRC table R301.2(1) as amended. BUILDING REVIEW COMMENTS: Denied 1. Indicate on the drawings that all work will be done in accordance with the adopted codes of the City of Tucson/ Pima county. 2. Indicate the clear width of the new stair and the size of the landing at the top on the drawings. A minimum of 36” per 2018 IRC R311.7 and the landing must be at least as wide as the stairs it serves. 3. Clarify the height of the new sloped wall next to the new stairs indicating the height of the wall is to be 36” above the nosing of the tread. 2018 IRC R312.1.2. MECHANICAL REVIEW COMMENTS: Denied 1. Clarify if the new addition is to be heated and cooled. A note on the electrical plans indicate a supply and return, and a model number is indicated but no manufacturer or additional information. 2. Indicate all supply and return air ducts will be covered with a minimum R-8 insulation when located outside the thermal envelope. It appears the ductwork may be under the unconditioned stair to the deck. N1103.3.1. 3. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1. ELECTRICAL REVIEW COMMENTS Denied 1. Indicate all exterior lighting will be installed in accordance with the 2012 City of Tucson/Pima County Outdoor Lighting Code 2. Provide a panel schedule for the existing and the new sub panel on the drawings. 3. Indicate on the electrical service diagram that a Ufer ground will be installed (concrete encased electrode) for the grounding of the new panel. 2017 NEC 250.52(A)(3). 4. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8. 5. Update the electrical note on the drawings that smoke detectors will be installed in the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. Note on the drawings that all smoke detectors shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 6. Update the electrical note on the drawings that carbon monoxide detectors will be installed in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Note on the drawings that carbon monoxide devices shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined. PLUMBING REVIEW COMMENTS: Conditionally Approved No plumbing work has been shown as part of this submittal.
