Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Update the standard structural design notes on the drawings and the structural calculations to match the City’s amendments for wind speed requirement and seismic design. The minimum designed wind speed is to be 115 mph per 3 second gust and the seismic category is B. Revise drawings if needed for new criteria. 2. Clarify if there are any load bearing walls to be removed or new structural framing within the interior of the house, only the exterior porches were indicated. The area with the new pocket door to the guest suite appears to possibly be bearing. BUILDING REVIEW COMMENTS: Denied 1. Update the project data on sheet A0.00 to include the new ramada and front terrace covering. 2. Update sheet index to match the drawings, sheet A2.0 is a demo plan and sheet A2.1 is the floor plans. Sheet A2.02 is not part of the set as provided. Also correct S12 to indicate S1.2 in the index to match the drawings. 3. Verify the building evaluation cost for the project and include all work. The scope of the project would appear to be greater than the $28,752.00 indicated on the application. 4. Indicate the locations of the existing and new utilities on the site plan. Include the sewer, water, electrical and any changes 5. Indicate the new shade structure and ramada on the floor plans. Show the second floor front shade structure on the east elevations and indicate the overall clear floor to ceiling height on the drawings, the north elevation only indicates the height to the bottom of the beam. 6. Provide west elevation for the project and indicate all changes 7. Indicate the new finished ceiling heights on the new floor plans for all areas. 8. The existing ceiling height in office indicates it is less than the minimum of 7’ for a habitable room. Clarify how this area will be modified to meet code. 2018 IRC R305. 9. Provide wall sections for the new work including the new interior walls, any modified exterior walls and the new modified window and door openings. 10. Clarify if any load bearing walls are being modified and if so, provide information on the structural plans for the new support. 11. The elevations note that the fireplace is being replaced with a new gas prefab unit. Provide a section and construction details for the new unit and the “furring out” of the wall. 12. Indicate the insulation values on the drawings for all new work. A minimum of R13 is required for exterior walls, and a minimum of R38 or R30 (if the exceptions are met) for the ceiling. 2018 IECC Table R402.1. 13. Indicate the energy requirements on the drawings for all new windows and sliding doors. Indicate that the manufactures stickers will be left on the windows for inspection. A minimum U value of .40 and a SHGC of .25 is required. 2018 IECC Table R402.1. 14. Note that Door 08 from garage to laundry area shall be a 20 minute rated fire rated metal door and shall be selfclosing 2018 R302.56.1. 15. Indicate that the garage shall be separated from the house with a minimum of ½” gypsum board applied to the garage side, and a minimum of 5/8 type X gypsum board on the ceiling. 2018 IRC R302.6. All openings and penetrations shall be protected in accordance with R302.5. 16. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11. 17. Modify the IECC notes on sheet A0.0 to indicate a permanent certificate shall be completed by the builder or other approved party for the new work. The certificate shall be posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. Where located on an electrical panel, the certificate shall not cover or obstruct the visibility of the circuit directory label, service disconnect label or other required labels. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside conditioned spaces; Ufactors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. 2018 IECC R401.3. MECHANICAL REVIEW COMMENTS: Denied 1. Provide a mechanical plan for the building including the locations of the supply and return registers. 2. Clarify if the existing HVAC units are to be used or if new equipment will be installed. 3. Provide an ACCA compliant Manual J for the sizing of the mechanical equipment (such as Elite or other approved heating and cooling calculation methodologies) for any new units. 2018 IECC R403.7. 4. Note that a thermostat will be provided for the primary heating and cooling system capable of controlling the on a daily schedule in accordance with the 2018 International Energy Conservation Code R403.1. 5. Indicate that a minimum R-8 insulation will be installed on any ductwork when located outside the thermal envelope, N1103.3.1. 6. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1. 7. Indicate the venting CFM for the new kitchen and bath fans on the drawings. Bathroom shall be a minimum of 50 CFM and the kitchen shall be a minimum of 100 CFM. If the kitchen hood is oversized for the proposed six burner stove, clarify how make-up air will be provided. R303.3, M1505. 8. Note that all exhaust fans will be terminated to the exterior. 9. Provide whole-house mechanical ventilation, R303.4, M1505. Indicate how the whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate will be provided. R303.4 & M1505. 10. Provide information on the new fireplace to be installed including the manufactures UL listing and any installation requirements. 11. Indicate the new fireplace will be provided with a fresh air intake. Note the location on the drawings. ELECTRICAL REVIEW COMMENTS Denied 1. Indicate if there is existing electrical lighting and receptacles in the garage that are to remain or show new devices to be installed. 2. Indicate all exterior lighting will be installed in accordance with the 2012 City of Tucson/Pima County Outdoor Lighting Code. 3. Indicate the location of the mechanical units and A/C condenser on the drawings and including the location of the disconnect. 4. Indicate the location of an existing exterior outlet at the front and rear of the house or indicate new one will be provided. 2017 NEC 210.52. Clarify if an exterior outlet is desired for the existing office second floor terrace. 5. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8. 6. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 7. Note on the drawings that carbon monoxide detectors will be installed. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined. PLUMBING REVIEW COMMENTS: Denied 1. Provide plumbing drawings for the relocated fixtures and the replaced existing fixtures including a plumbing fixture schedule and the size of the existing plumbing service and meter. 2. Show the location of the hot water heater and indicate if it is existing or new. 3. Indicate all plumbing fixtures will be low flow type. Water closets = 1.6 gallons per flush, Sinks = 2.2 GPM, Showerheads = 2.5 GPM, P2903.2. 4. Note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized. 2018 IPC 604.9. 5. Indicate all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4. 6. Indicate on the drawings that all showers will be pressure balanced and be supplied with an anti- scald mixing device. 7. Provide gas BTU schedule for the project including the new fireplace. 8. Note on the drawings that the gas lines will be pressure tested in accordance with 2018 IRC G2417.1.
