This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & . 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. a. The plot plan shall be drawn at an engineering scale. i.e. 1” = 10’, 1” = 20’ etc. b. Provide a lot coverage calculation on the plot plan. c. Provide the owners name on the plot plan. d. Indicate the height of the proposed storage container on the plot plan. e. The legal description is not correct and should be “NATIONAL CITY NO 9 LOTS 20 & 21 BLK 100”. f. There is a 5’-0” utility easement that runs along the north end of the parcel show this easement on the plot plan. g. Indicate the zoning of the parcel and all adjacent parcels on the plot plan. h. Show the entire parcel and all structures on the plot plan. i. Provide property line dimensions on the plot plan. 2. There is some type of shade structure attached to the western house that shows up on aerial photos sometime after 2018. Zoning was not able to find approved permit documents for this structure.
